110 4th Avenue Starts Renting
The Scarano-designed building at 110 4th Avenue (which we checked in on back in October) has hit the market, reports Gowanus Lounge. The 49-unit project (brought to you by the same developer of the nearby Hotel Le Bleu) will be ready for rental tenants in the spring, according to a banner on the building. An added perk, GL reminds us, is the proximity to the KFC next door. Variety bucket, anyone? GMAP

i have some friends that live around the corner from this. The one time i wanted KFC they opened the place 2 hours late.

I was just looking at that building this morning, and with the exception of the weird metal work on the balconies, was thinking that this may be the best looking building yet to go up on 4th Ave. Not that this is saying much, but still...

those balconies are terrible. It's funny because there are so many buildings that could be just mediocre, were it not for their balconies...

The apts will be ready for move-in in about 2 month. There's a free gym on the first floor, storage for rent in the basement and a free finished roof space.
Studio: $1800-$2000/mo
1BR: $2200-$3200/mo
2BR: $3400-$4100/mo
I was sent the floor plans, but the file was too big, so never made it through the filters. Have requested it again, but no luck...
If you're interested in this area, yet agree that the price is a big inflated for the neighborhood/building, there are two 2-BR apts for rent in my building (3-year old building b/t 3rd and 4th on Warren). about 1300SF, balconies, roof deck, washer/dryer hook-up, stainless steel appliances, marble and hardwood floors. There's pay parking too. The management office is trying to go through tenants to fill the apts so no broker fees! (and instead are paying tenants for referrals - not much, but in this economy it's something!)
I've lived there since June and love my place, the mgmt is responsive, keeps the place clean and fixes things when they break.
If you are seriously interested, you can leave your -e- here and I'll contact you with details or would be more than happy to field Qs...
Might be on the "wrong side" of 4th Avenue, but I love this area and the price is right!

Actually, the price is wrong for that side of 4th Avenue (or that side of 5th Avenue, for that matter).

haa snark you're a hoot.
I pay $3 a foot in one of those old brown buildings in the north slope, and I think that's about 15% too high now. down on 4th I would think 2.50 would fly --
but bklnnight your's sounds like it's all pimped out and could get a little more. honestly if I move further away from the park I'd rather not have it uphill from me, so I'm gonna look at empty condos in the P-Heights.

These are definately Manhattan prices. I love Brooklyn and all, but I would not pay these kinds of rents to live down the block from Target when I could be down the block from Bryant Park for the same $.
They will definately bring those rents back to reality when they have 0 interest in a few months. Maybe 30% less seems more correct.

@ northsloperenter: I meant that the prices for my apt aren't bad on this side of 4th (I live in a duplex in that building and have 1.5 bathrooms, and an office/sitting area in addition to the living room - yes I really love my apt).
The rent at 110 4th is absurd! No doorman, no free parking or storage, no gold-plated fixtures; if I were thinking of paying $1700 more/mo for what - a gym?! - I can assure you I wouldn't be living there! I *would* give the place the benefit of the doubt that the apts are HUGE to justify the price, but with 49 units, I'm guessing that there would be a lot of down-grading to full-sized beds...
The building on the corner of St. Marks and 4th that is now about 5 years old had 3BRs for about $4000 when the place opened and I remember thinking that was a little steep...

I just looked at the apartments at 110 4th yesterday. They had 10 under contract and are trying for 1900/studios 2300/1-bedroom. The building does come with a 24 hour doorman, gym, storage, roof deck. It is very trendy and a nice building, but may be a little expensive. Hey Bklynight..can you send me some info about your apartments if they are still available?

I will not believe even if I see it with my own eyes that there could be someone so stupid as to pay 4100.00 a month for a two bedroom on 4th Ave while the max in Manhatten now is 3500.00 for a two bedroom. Are these people for real with these asking pricing. They still must be dillusional. No one told them about the real estate bubble popping.
