System Failure at The Novo

novo-boiler-0109.jpg
From a tipster: It looks like the boiler at the recently-completed Novo in Lower Park Slope isn't doing to well, based on the emergency steam truck parked out front right now. This wouldn't be too surprising, based on one buyer's experience at his pre-closing walk-through.

pity the poor fools who bought into this piece of garbage..

I saw this portable steam unit a last week. I guess its taking them a long time to make the necessary repairs. At least they still have heating in the building.

Usually the courts give you a few weeks to fix a boiler if it fails. They could have easily excercised that right. its a good thing they are willing to pay out of their pocket to ensure that the tenants have heat while the boiler is being fixed.

But then again, with that clinic of the first floor they might not have had much of a choice.

Non-The-Less im glad they did the right thing and hope they will have their heating system up and running soon.

I'm usually not as snobby as others on here when it comes to new buildings - but this is a really really really ugly building.

Posted by: dirty_hipster at January 27, 2009 10:47 AM

Its ok, ConEd doesn't let the energy fail at Hospitals. This is probably being provided free.

Moral: Don't buy pre-construction.

wow. are there any facts in any of this here? you guys really sound ridiculous. it's all very negative.

Posted by: wine lover at January 27, 2009 11:14 AM

Wine Lover;

You want facts to get in the way of developer-bashing on Brownstoner??? Please, remember the Brownstoner mantra: developers are evil people. Bash first, find out facts (if any) later.

I don't know about the boiler but they are experiencing signage failure. Someone needs to get in a cherry picker and re-attach the sign on the side of the building.

Posted by: TownhouseLady at January 27, 2009 11:35 AM

thought it was Elmhurst Hospital.

Benson & Wine Lover,
You don't have to hate developers to think this building is a piece of garbage.
You also don't have to be a real estate genius to know anybody who bought into it in this market made a big mistake.
OTOH, I'm with you on the boiler thing. . .who cares?

Posted by: ontheparkway at January 27, 2009 12:15 PM

Can we tear this place down? Suckers who bought here, I feel sorry for you. You must have been desperate to own a piece of NY shit estate.

Posted by: billyboomer at January 27, 2009 1:18 PM

BB - Most of these places sold when everyone was worried the real estate market was going south anyway (quite some time pre-lehman). Yet they still sold at high prices. I've always found this place a bit bewildering.

Three magic words: location, location, location

Posted by: SnarkSlope at January 27, 2009 2:30 PM

Don't get me wrong...the building is hideous.

But I've seen some of the 3 bedrooms selling for less than 800K, which is a "good deal" for a family who wants to put their kids in ps. 321 and live in a large apartment, which would cost at least a few thousand more a block or two up the hill.

It is pretty bad, though. Nothing redeeming about it, except the location, in my opinion.

Posted by: 11217 at January 27, 2009 2:56 PM

Yea the location is alright but investing here in this building seems foolish, it already looks and smells like the dog run next to it.

Posted by: billyboomer at January 27, 2009 3:04 PM

I would rather rent for 8 years in the PS321 school district then have my money tied up in a crappy building. This place is pathetic. The housing projects over in Gowanus look better.

Posted by: billyboomer at January 27, 2009 3:07 PM

Didn't the location become less location, location, location after this place was built?

Posted by: dittoburg at January 27, 2009 3:07 PM

once the kids are done with 321, they will all have asthma/emphysema from the 24 hour heavy truck traffic going up and down that 6 lane highway they call 4th ave, err the new park ave...

Posted by: jingle mail at January 27, 2009 3:09 PM

And one more thing that skinny building on 4th ave and Carroll is the biggest crap of all. The developer needs to be publicly spanked for that, anyone who buys into that building is really a big sucker, LOVE that 2 car parking spot on the corner of 4th and Carroll. What idiot thought that one up? Thanks Marty Markowitz for your leadership in turning 4th Ave into the NEW Park Ave, you suck too.

Posted by: billyboomer at January 27, 2009 3:11 PM

Jingle Mail- you are right about the asthma.

Posted by: billyboomer at January 27, 2009 3:12 PM

4th Ave could have been good even great but once again NYC sucks in its urban planning. Really we all should be embarrassed by the lack of leadership in this city. It is so sad, a once great city turns it head and lets the greed and ignorance of some guy in sweat pants build and sell at inflated prices so he can have his faux marble bath in his McMansion in Jersey. Worse stuff than Trump.

Posted by: billyboomer at January 27, 2009 3:18 PM

billyboomer. the skinny building is a rental from what i understand. still doesn't excuse the shoddiness...

Posted by: jingle mail at January 27, 2009 3:55 PM

A little creativity and tasteful design always go a long way to make a building look less than dreck. Novo could've been a novelty on 4th Ave at the same cost. And drab it is.

Posted by: cb6 at January 27, 2009 4:07 PM

good luck thinking that your kids will get into 321 because you live on 4th avenue...the place is becoming so overcrowded that they will either have to turn kids away or have class sizes zoom up to 40

Posted by: eman1234 at January 27, 2009 7:22 PM

my other favorite pos is the thing further down into no mans land the "argyle" the disgusting thing that wraps around a tenement...pity those fools even more

Posted by: eman1234 at January 27, 2009 8:20 PM

From what I've heard, Novo has already been zoned out of PS321.

As for the Argyle, I think it's going to be the best looking of the new 4th Avenue buildings, unless they cheap out on the exterior finish. That's setting the bar pretty low, I know...

Posted by: SnarkSlope at January 27, 2009 8:50 PM

Regarding the skinny building on 4th and Carroll, the 2 parking spots under the building is called "greed"! Why make the lobby a little bigger with big windows and furniture and a nice waiting area, when you can get a few hundred dollars for a parking space. Greed ! Thats is in a nutshel.

That has to be the ugliest I've seen in years.
