Free Rent at J Condo

j-condo-rental-0109.jpgWhile we haven't heard a lot of groaning yet about the rental market (in fact news has been relatively good compared to Manhattan), eager owners are starting to do some tap-dancing for prospective renters. To wit: The J Condo is offering one month of free rent to anyone willing to sign up for a $2,400-a-month studio, according to this listing on Craigslist. Other incentives you've heard about? GMAP

Perhaps if the price weren't so inflated in the first place they wouldn't be offering 1 month free rent. 2400 for a one room studio....so not for me under any circumstances.

Do you realize how many people are paying 500 more dollars a month for crappy studios just one stop away in the financial district? With the free rent this works out to 2200 a month for a space with condo quality finishes. Sounds like a pretty good deal to me.

Does anyone have any idea what pricing is like at the Courthouse Apartments (Court&Atlantic) or the Archstone building (Montague&Clinton)? I need a 1-bedroom in May around $2,000 and would like to stay in Brooklyn Heights. Are these buildings negotiating?

fishermb - last i checked (which was 2 years ago) 1 bedroom prices were around 2,800. I wouldn't be surprised if they were 3,000 now. really nice building though.

2,400 dollars a month for a studio? Get real. Money no longer grows on trees. The government is giving it for free but it is not giving it to renters who can give it to undeserving homeowners

So... apartments are overpriced in Manhattan so we should be OK with the fact that they're overpriced in Brooklyn too? Plenty of those buildings in the Financial District are offering incentives like this too, as is PCV/ST (or at least they were last year).

that "2 bedroom" place in stuy town is a flex. It says it in the add so its really a 1bed room with a wall cutting the living room down.

Rents are out of control everywhere. I'm just pointing out that this may be an attractive alternative to someone paying 2800 bucks a month for a small dark studio in the financial district. Am I "OK" with it? Hell no. But this is reality. I'm sure we'll see many more interesting things this coming year, as landlords scramble to keep their buildings full

I was a realtor in Manhattan in 2002. Back then all the newer lux buildings, and a lot of the older high end buildings as well, were doing the free rent thing (some were giving 2 months free, some were paying brokers fee, some were doing both).

I hated being a realtor....
... so glad I got out of that.

I agree, though, $2000+ for a studio is nuts. Especially that close to the pj's.

im looking for a 2 bedroom in the park slope area and there seems to be alot for around 2200. Also the it seems that alot of cheap shit is on craigslist for the east village.

yeah i used to work there. However 2 years ago when I was looking to rent I couldnt find a studio under 1800.
