Co-op of the Day: 95 Wyckoff Street

This duplex co-op at 95 Wyckoff Street is a bit of an odd one, from the wall-to-wall carpeting to the sloped ceilings. Still, there's one undeniable thing the one-bedroom has going for it—killer views from the terrace. Also on the plus side: In-house washer/dryer. Of course, you're going to have to walk up a few stairs to get there. The asking price is $399,000, down from $435,000 when it hit the market in early September. What do you make of it?

i sorta like it. it's different, i guess. also there is nothing inherently wrong with wall to wall carpeting (showing my 80s and 90s jersey upbringing here i guess ahhaah)

I have friends in this building. The architecture is funky, and so are the people in it (in a good way). The reason for the wall-to-wall carpeting is because otherwise your downstairs neighbors can hear your every move. Good starter apartment. Another big plus is that it is steps from Smith Street and a block-and-a-half from the F/G train.

This apartment seems to have great character. I kind of like the sloping ceilings. I don't know how long it would take for that 'magic' to wear off, but for now I like it. As for having to walk up some stairs to get the laundry, are you talking about it being on the second level of the duplex? I find that convenient. If I had the money, I'd take a serious go at this one.

I'm with THL.

My sister lived in a po-mo 80s place like this with odd angles and diagonals and what not, and it made you feel dizzy and disoriented.

almost 1/2 a million for a "starter apartment?" lol. that would be like claiming angelina jolie would make a great starter wife. (no clue if straight people find her hot, i really couldnt think of any hot women off the top of my head hahaha so i just randomly picked her. but i guess you get my point.

Seven hundred bucks in maintenance seems high for that space ... tho I guess with co-ops, that number includes RE taxes?

That's correct, CW. Co-ops do include the taxes.

Although my maint. and taxes are quite a bit less than half of this. But I also have the lowest monthly maint. I've ever heard about.

Looks like about 750 sf, so maint. is correct. I like it, but I'd want to see if I could replace the carpeting with some engineered wood with a sound barrier. Shouldn't be too expensive. Do that and put in some modern Ikea cabs and you're in the 21st century.

As for the fugly front, the adage is that if there's a really ugly building on your block, make sure you're living in it. That way you won't have to see it from your window...

I kinda like it, other than the carpet. It's a bit close to the projects (actually, that would be a dealbreaker for my gf). The ad says the maint is 75% deductible; that's either a misprint, or pretty darn good.

$703 maintenance and $399k seem high given that the apartment is less than 500sf. And nearly half of that has the low sloping ceiling.

Checked this place out last year. The deck is hella cool, but it's on the top floor. And that bedroom will make for a lot of bumped heads ... and I say that as someone who's 5'6". Also, bathroom downstairs from bedroom, which I know is an annoyance to some people. Not much storage space either other than those built ins. The maintenance went up because they're redoing the roof if I remember correctly.
