Co-op of the Day: 40 Prospect Park West, #6C

This attractive prewar two-bedroom at 40 Prospect Park West first hit the market last July with an asking price of $789,000. After a trim of $10,000 in October, the top-floor pad got a more serious reduction last week to $725,000. There's some tough competition though: Apartment #6K, a two-bedroom FSBO we featured in September, has also reduced its asking price to $725,000, a situation we can only believe has led to some chilly elevator rides to the 6th floor.

6K -- the FSBO -- is a much better unit. Larger, better layout. There is no comparison. 6C should be $50K less.

That second bedroom in 6C is just a closetless converted dining room. Chop it to $650k and pray for a bidding war.

Agree with all of you so far. This is NOT a 2-bedroom, but a 1-bedroom with dinning room. Ah well, seems these brokers have a last year perspective on the new year's market. 925 per month is high.

210 Berkley in the "something sold" thread sold for $592K in Sept. 210 had a little more space, a cheaper maintenance at $525 but no doorman. PPW has this much of a premium vs Berkley?

These prices are approaching real-world status, especially 6K. The other one needs a 50,000 chop asap.

I've seen both and you get a beautiful open view of the Park from 6C. 6K is okay, it looks out to the building across the street but if you stick your head out the window you'll see the park and the city! I think location in itself is worth the asking for both places...

aren't both of these converted two bedrooms (dining room made into living room)? I dunno -- I dont like the finishes on either of these places and wouldn't be interested in sinking 50k into them to redo bathrooms, kitchens, etc

Nicely staged, but why not a bathroom pic? Yeah, no way is this a 2 br. Even a toddler would feel cramped. I'm thinking 675 k. Maint. seems about right for a full service building if that's what this is on PPW.
The broker is correct about the light. We had an east facing apt. with no obstructions and even on the gloomiest day it felt airy. Super hot in summer though.

6C is pretty ugly compared to 6K. No vent over the stove that's stuck in the corner?
The broker is hot tho, but you'd think with her impressive educational achievements she could write better copy...

I looked at 6K apartment some time ago, before they lowered the price. The owners are a lovely couple who used the "second bedroom" as a baby room. It is indeed a converted one-bedroom, though the size is quite large. That second bedroom cannot be properly utilized as a second bedroom IMO. Even if you removed the french doors, the size is quite small. A shame because there is alot of space; its just that the renovation didnt help the layout(the owner mentioned that some walls were moved to create the current layout). It would make a FANTASTIC one-bedroom apartment though. But price is too high for a one-bedroom.

Wow, no contest here: 6K looks far superior in layout, it just needs a paint job. The floorplan in 6C made me laugh: it shows the dining room in the hallway. The current owners obviously found that laughable, too, but having to walk across your living room with food from the kitchen isn't ideal, either.
I agree the place at 210 Berkeley seems like a better buy, though I understand that people looking at doorman buildings on PPW may not be interested in townhouse apartments.
