Condo of the Day: 383 Carlton Avenue, #4E

2008 was a tough year for sellers at the Greenehouse Condos at 383 Carlton Avenue in Fort Greene. After being listed in November 2007 for $936,000, Apartment 10E finally sold in October 2008 for $785,000. Apartment 4E, today's Condo of the Day, hit the market last February with a price tag of $989,000; after almost 11 months, the asking price was just reduced to $850,000. The three-bedroom pad has 1,220 square feet of indoor space (200 more than its 10th floor counterpart) plus a small balcony; monthly charges are $786. Think this will get buyers' attention?

Nicer than the 3-bedrooms at the Forte, I think, which are about 200K more.

While there is demand for "family-sized" apartments, this doessn't really fit the bill at 1,200 square feet. It seems to me that people who need 3 bedrooms are going to want more space and a bigger kitchen and people who will be happy with the kitchen and living space aren't going to be willing to pay for the 'extra' bedroom. I say 750K max.

What is really odd is that there are no pics of the bathrooms -- that is one thing that every new condo features.

Shillstoner - this has a far better layout and larger bedrooms than virtually anything we see here for more than million. When you have okder kids, they live in their bedrooms and these are good-sized -- not the 100 sq ft. that pop up so often.

Won't sell above $700k considering the lower floor.

If they don't lower the price soon, within six months they won't get $600k.

i really wonder what this ends up selling for. At 650-700, i think its a steal given the location and overall space. but yes - 850 is certainly overpriced.

If the 10th floor unit - which im sure had a great view - went for 785K i dont see where the 850K price comes from on this? Granted, this is a 3 bed room but the lower floor and current climate makes me think 750-800K would be reasonable. It's a very nice bldg and does have good services.

Walk by this place weekly and have to agree this needs to be priced lower than the 10th floor place. Most likely will go for around $750K.
As an aside we are not fans of this building given the neighboring architecture...really out of context.

it's interesting because of the parking space, but then you have the higher cc's for the full service stuff. i think that it could sell at 700k maybe,

Why does ad say 1220 feet of "interior living space"? Is that more than 1220 sf period? The calculation of sf in this town is a continual mystery...
