Condo of the Day: 228 16th Street, #3

82-Willow-Street-Brooklyn-0109.jpg
This smallish two bedroom at 82 Willow Street in Brooklyn Heights has a nice feel to it. At 852 square feet, however, the top-floor unit ain't huge. And without a floorplan or photos of the kitchen or bathroom, it's hard to evaluate the asking price of $739,000. Our gut is that it's probably too high (though the low monthly maintenance of $500 should help). After all, $867 per square foot goes a lot further than it used to.

Needs more floorplan.

Needs a photographer who can hold the camera steady and straight.

Why didn't the agent tell them to:

Pull the A/C's from the windows, chuck all that sh*t on the desk in a box, move the dining table out so it doesn't cover a closet door, unplug the TV and move it (and the stand) out and into the second bedroom they mention (but do not show??) until the living room is photographed. They should also put the two stools(benches?) under the living room window at the foot of the bed. There's way too much going on in the living room already without those needing to be in the mix as well.

They actually have some nice pieces in here but there's too much to look at. For 3/4 of a million dollars you need to have this staged and re-shot.

Ehats going on with the front door of that house? Ugh.

"deck it and see the world!"

Well, how can you go wrong! Brooklyn Heights, Center of the World!

What the heck does this tell me:

"The kitchen divides the apartment and allows privacy for the cook."

I can't visualize how this works or why I want the kitchen to be a private area of the apartment.

Also, can realtors please please stop using the words "Rare" and "Unique"? It doesn't improve my impression of the space at all and aggravates me.

I'll agree to let them keep using "Prime" because sometimes it even makes sense, but I'd appreciate it if they could stop blatantly lying with it (e.g., "Prime Park Slope!" to refer to 15th Street between 4th and 5th Ave.).

The monthly maintenance is low because there are no services and no elevator.

I'm sorry but I have to point out, aside from a rather lewd double entendre I'll leave to the younger set to point out, the ad states the buyer will have roof rites. I can't imagine what goes on up there? An outdoor mass, a Celtic ritual, a corn festival, a procession of Ganesh?

Posted by: BrooklynGreene at January 13, 2009 1:34 PM

yes, BrooklynGreene, I see it...but didn't want to be lewd.
I think Sandra is a very naughty broker!

I know! Bubblebath parties on the roof! It could be like a hot tub in the cold weather and refreshing in summer! Brilliant!

5 pics of cluttered living room, 2 of dark bedroom, 1 peek of w/d...think I'll pass.

The sad thing is that as others have noted, had they spent a grand on staging they might have created some sort of excitement around the listing.

As it is, the only reaction is gonna be "Maybe it isn't as bad as it looks."

Posted by: Bolder at January 13, 2009 2:12 PM

It's probably rented at the moment, and I doubt the tenants have any interest in staging it.

I didn't think the pictures were so bad really. I was expecting much worse given the comments.

The floors looked gorgeous, the walls were pristine white with moldings, the accoutrement were all interesting and well made, a Mac and uncluttered desk area, fresh daisies and plants on the tables, the bookshelves looked great, and the beds were made with what appeared to be linen and had pretty colored pillows on them...

Agree that the A/C should have come out and the television scuttled, but other than that, tough crowd!

Brownstoner, you should compare by owner places to similar places being offered by brokers in the same neighborhood. Let's get these brokers to do their jobs.

I know... it is a tough crowd!

dittoburg, what's wrong with the front door?

Posted by: NorthHeights at January 13, 2009 6:10 PM

Noki, what I'm saying is that if you've got an apartment full of small rooms, you need to do all you can in the listings to minimize clutter. not to deceive buyers, as they'll obviously see it, but just to give a sense of the space. Since they didn't have access to the Corco-cam (the fisheye that distorts the time/space continuum to make things look bigger), they could have just moved all the stuff from one half of the room to the other, and vice versa for the other pic.

Posted by: Bolder at January 13, 2009 6:20 PM

The Corco-cam! I LOVE that.
