Condo of the Day: 970 Kent Avenue,

This penthouse at 970 Kent Avenue in Clinton Hill has been on the market since June, when it debuted with an asking price of $875,000. Two reductions later, the 1,100 1,327-square-foot two bedroom is listed for $825,000. The apartment has a some things going for it—big windows, high ceilings and two outdoor spaces—but this feels like a lot of dough these days for this location. (There are five other units in the building currently available at lower prices.) The building also has some bad history, but we're assuming the C of O issues have been worked out. Someone looking to drop this kind of dough on a loft in the neighborhood could probably get more bang for the buck at 105 Lexington Avenue where $730,000 gets you 1,340 square feet and $959,000 gets you 1,648 square feet.

Mr. B, it looks like it's 1,327 sf (versus the 1,100 you posted above), thus perhaps more comparable to the Lexington Ave. comp you provided.

You really want that? She's constantly seeking change and challenge, you'll live in all sorts of environments throughout the world while she pursues several different careers. From the slums of Malaysia to the highrises of Singapore, from the projects of East L.A. to the suburbs of the O.C., from the ivy-clad stone buildings of Cambridge, England, to the stucco apartments of Houston, TX, and after experimenting with various neighborhoods in NY and NJ, even though you feel at home in Brooklyn.

Sorry Biff-

All that at her age (40 at most)? To me it reads MAJOR ADHD/multiple personality disorder.

Apparently your glass is half full while mine sits half empty.

As for the condo- It's a no go at that price! And might I recommend that they paint the ceiling pipe white so it disappears from sight. You can't really focus on the chandelier with that thing in the background.

Oh THL, why did you have to go and ruin it for me? I just got her cell phone number! But you could be right. Her area code is 949 (Orange County). She could be on the next flight back at any time.

Re: the ceiling pipe, I thought that was a misplaced bannister. But you're right; it needs to be painted white. As for being able to focus on the chandelier, I would prefer replacing it or painting it white as well. It looks hideous, as does the creamsicle orange wall.

Now, I don't really care, but isn't this technically Bed-Stuy. It is east of Classon. ALso, aren't the lofts on Lexington in Bed-Stuy too. I realize that real estate brokers like to fudge the boundaries, but Brownstoner has traditionally been a stickler for these things.
