228 16th Street Hits the Market

There are no interior photos posted yet but we're not holding our breath: These babies are brought to you by BK Developers, whose stomach-turning work already dots this corner of Brooklyn. When we looked at the development progress last fall, one commenter had this to say: "S#!+ Sandwich!" Ultimately, buyers will decide. Prices range from $395,000 to $595,000 for studios, one-bedrooms and two-bedrooms. GMAP

Eh, they're not brownstones, but I've certainly seen far worse as far as condo facades go. $600k isn't even all that bad for a south slope 2 BR, if they're decently-sized (around 1000 sf), but my guess is, like most of the condos in the area, their 2 BR's will be closer to 800, which is shrimpy for the price.

I was probably the "sh*t sandwich" man from the past, as I chime in on ALL of the BK Development sites. Not an un-fugly one in the bunch.

Walking down 16th St the other day I was able to gaze into the first floor duplex with the ground floor windows looking RIGHT INTO the living room then downstairs to the rec room. Som much for privacy.

Perhaps the units could be rezoned for mid-block eateries? Great outpost for a two level pizzeria.

And the finishes, from what anyone staring through the first floor windows can see, look like crap. A mixed bag of Ikea modern and Home Depot traditional.

As always, not impressed of BK's work...but, then again I never am. Yet another non-improvement to the architecture of our boro.

Sigh.

There are pics. If you click the link that says "6 floorplans available" it takes you to a page of floorplans with links for each unit that have pics. But, yeah, finishes are cheap, fugly and odd because of the mix of style. They are pretty anemic looking.

What I don't seem to understand is the new style of condo they are building.
If the condo that had the "rec room" that leads to a patio had 2 bedrooms -that would be a good draw and would warrant 585K.
But a 1 BR with Rec Room?
Or worse: "A Loft Studio Duplex"???
Huh? Wha????
Maybe it's me......

Those floorplans confirm that the 2 BR's are almost exactly 800 sf.

Developers have no idea about the market. Make em 3 bedrooms, sold, sold and sold.

uh everything can't be a 3 bedroom or 2 catering to families. a one bedroom plus a rec room is nice for a single person who might be a musician. that would be much better for brooklyn anyway.

yes Rob but for a resale - it's no good really as again that single person who may meet someone and have a kid now are looking to trade up and they can only sell to a very small niche market out there...

even a couple would like that extra bedroom, rather than weird configuration
agreed -they do need to make more afforable 3 BR's and not price them at 900K - over a million esp in fringe parts of nabe...

The 1br + rec room model seems to a norm in South Brooklyn with "row house" style condo buildings. Odd and I agree with the resale issues, even if you did an illegal conversion in the rec room for a second bedroom...

And yes, they attract musicians, and for some reason, really bad ones. The drummer on my friend's block sounds worse than Peter Criss in the Bat Cave!!!

I would say, an open-faced shit sandwich. The builder must have got a little over his head at the end because the main entrance way is chocked full of haphazardly placed mechanicals... sprinkler connections...plumbing vents...some kind of dryer vents...


They are still building one more building. Foundation installation "problems" with the DoB has held them up.

Developers need to make more 3 bedrooms in park slope, there is a huge demand for them, that is why the 3 bed on park place sold for 1.6. Not alot of 3 bedrooms around, developers are missing out. They are kinda of d-bags anyway, making a bunch of 1 bedrooms is idiotic considering the demographic change in NYC in the last 5 years. But then again the smaller the apartments the more my brownstone is worth, so thank you dbags.

Wait, never connected the dots...could BK Development's "sh*t sandwich" actually be a double Whopper with cheese? Or is the sh*hit come as a side with the fries?

I raise my glass (not kidding, hoisting one as I type) to the further lowering of the bar of architecture on South Brooklyn...and I live in a frame with vinyl siding...no less.

Sad state of affairs. It sucks for the people not stupid enough to buy into this bubble but have to walk past visual disasters such as this one. The dumbing down of people who got caught up in this housing disaster will leave way too many reminders...
