Update on 20 Henry

More than 200 folks gathered at a party for 20 Henry last week, and the project sure has generated a lot of buzz (their PR folks reported that they'd received 1,900 inquiries long before sales officially started in early November). Not sure they have something to celebrate yet (we didn't get an official update from the powers that be in time for this posting). On the Halstead Web site, nine units are on the market right now, ranging from a three-bed, two-and-a-half bath for $2.46 million to a one-bath studio for $580,000. Seems a little 2007 in the pricing, no? In total, there are 38 residences, both newly constructed and renovated spots in the former Peaks Mason Mints Candy Factory. Amenities include a green roof deck, landscaped courtyard, doorman, storage for bikes and food, and eligibility for the J-51 tax abatement.

And it was a party, not a "part". But typos aside, I was one of the 1,900 who requested information about these units early on but was put off by the fact it was announced a few of the units had been sold prior to me receiving anything indicating the units had been offered for sale. I guess some insiders got first dibs. I seem to recall one or two other posters here also being turned off by the process.

Anybody know why Streeteasy is no longer showing the units that were previoulsy noted as "in contract" as such?

Eastern Athletic Club on Clark near the 2/3 train station. Very convenient. Deduct $100/mo X 10 (typical rent ratio) X 12 months = $12K from your bid. Voila! Problem solved.

sam, I'm not interested in the Carlton Street commune. If I was interested in communal living, I could engage in it much closer to home by joining the Jehovah's Witnesses, as you noted in that thread. And by doing that, I likely wouldn't have to put up with "other people's deranged children" since I've never seen any mini JW's running around in BH.

Great building. I walked by there a couple of weeks ago and alot of the windows were open, made for some great photographs; or so I thought, until I got home and realized my settings were off.

Gee, denton...no I wasn't shooting film.
It was a very cloudy day, I was using manual settings though and mucked it all up. I took over 300 pics that day and I only have a handful of nice ones. I'm an idiot.

Biff - i think we have covered this once before but i think it is worthwhile to discuss again. Do you think that some units are actually in contract? I do not see any indication on Halstead or Streeteast that some of the units are indeed in contract. At some point in the past Streeteasy did indicate that 5 or so units were in contract, but no longer noted as such on their website. something irregular going on here.

Anyone able to confirm that units are actually in contract? Thanks.

ITM, I really don't know what the story is. I'm pretty sure some units were listed previously as being in contract and now, as you mentioned above, there's no such mention of that on Streeteasy. If I was seriously interested in buying one of the apartments at this point, I would call up Halstead and ask them what the deal is. This seems shadier than the typical games played by brokers, such as somehow getting certain listings noted as new multiple times within a short period on sites like Natefind.

Huge difference between walking to a gym and having one right in your warm and cozy building during the winter... at least for $2 mill there is a huge difference.

the Halstead listing says there is a "fitness center" -- maintenance in this place seems pretty reasonable given that its a doorman building.
