Streetlevel: Salon for South Slope

430-7th-ave.jpg
430 7th Avenue, formerly home to Bird's South Slope boutique, will house a nail salon and spa, according to the sign in the window. Bird, meanwhile, moved to a busier spot on 316 5th Avenue between 2nd and 3rd Streets, not to mention opening the new Grand Street shop any day. GMAP

Not super exciting, but I would just like to note for the record all of the vacant storefronts which have been filled this past year on 7th avenue...it's incredible.

Those I can think of which have been filled in the last 12 months or so:

Union Market
Eric Shoes
Beauty Essentials (where 2nd Street cafe used to be)
Carmen boutique
Barrio
Dashing Diva
Mandalay Tibetan store
Ideal Real Estate
Yogo Monster
Brown Harris Stevens (expansion)
Prudential Douglas Elliman
Vietnamese (coming where old Tea Lounge was)
Red Hot II

Nearly every vacant storefront on 7th has now been filled. Do we think landlords lowered rent to get tenants in before things get especially rough, or is this maybe just a fluke? This time last year, there were probably 20 vacancies, and now it's just a handful.

i think im in the wrong neighborhood. none of those appeal to my demographic at all :( mmm maybe beauty essentials but since i dont use products anyway i guess not specifically to me. but definitely better to have occupied store fronts then shuttered ones.

Rob...most of the good stuff for our demographic is down on 5th Avenue! You ARE in the right hood though!

And btw, Barrio is really excellent. The new Vietnamese place should be great, and I hear terrific things about Red Hot (Chinese).

I also happen to really like Yogo Monster. 10 times better than Pinkberry.

And yes, my comment was more a testament to the occupied storefronts, than what they are actually filled with. It's a sign of a very healthy and thriving neighborhood.

Interesting, same is happening in my hood, of Bay Ridge too. Stores that were vacant since I moved here three years ago are being filled. Thank goodness we're not gettng another nail salon, but an organic cheese shop and a Bikrahm yoga studio to name a few.

I think owner's of these spaces had no choice but to cave and lower rent. Hell these places probably could have been collecting rent but stood vacant for so long until now because of the hight cost. I wonder what finally made them see the light.

I'm glad to hear it's happening all over Brooklyn.

Posted by: 11217 at December 2, 2008 2:55 PM

the interesting thing is the number of HUGE megastores that are shuttered in soho these days. there's at least 3-4 big ones in the last couple of months in the immediate area i work in. i'd imagine the rents being charged in these huge 10,000-20k square feet stores tho are ridiculous anyway. im glad brooklyn seems to maybe be faring better.

Red Hot II is a pale imitation of the original Red Hot. They have pretty much the same printed menu, but the original restaurant's food was much, much better, especially the vegetarian entrees.

I hope some spelling lessons are in store for the new owner.

why? they are spelling Bouquet, not boutique. they spelled it right.

I find it insane that so many nail/hair salons can stay open. Theres about 10 on the length of Flatbush from GAP to Atlantic center. I cant think of anything I really need around here tho so I cant complain. Maybe a guitar store other than guitar center.

I agree Santa...it's nice to live in a neighborhood where you really can find just about anything you want within walking distance.

Living in Park Slope makes it easy to shop local.

The guitar store is a nice idea...I've been wanting to buy one and teach myself...

"Red Hot II is a pale imitation of the original Red Hot."

Really? The food seems exactly the same to me.

Fried Guitars 516 state street at 3rd ave , then there's a general instrument store on 3rd ave by Union or President. Not sure if that helps-

I forgot to add Five Guys Burgers and the Bank of America next door to the list of newly occupied storefronts.

HEY, not sure whether to take this as an insult or a compliment.

Are you saying...
I look really good and it's nice that I have many options to go to for tweaking.
or
I look bad and it's a good thing that all these options are available to me and I better take advantage of them.

Posted by: bayridgegirl at December 2, 2008 5:05 PM

brg, I'd say that nails really are not anywhere near the first thing that most guys look at. Al least me.

Posted by: denton at December 2, 2008 7:23 PM

actually I forgot about Mazzotti music. They're closed on mondays which seems to be the day I always want to buy stuff so I never end up going. Never heard of Fried Guitars, i'll check it out.

So what happened?

Did the landlords lower the rent?

Or did the lure of the space was too much for the business owners to walk away from?

.........anyone know?
