Commercial Loan Defaults May Triple as Rental Income Declines

http://www.bloomberg.com/apps/news?pid=20601087&sid=ajBUTKShXZ7s&refer=home

Dec. 22 (Bloomberg) -- U.S. commercial properties at risk of default could triple if rental income from office, retail and apartment buildings drops by even 5 percent, a likely possibility given the recession, according to research by New York-based real estate analysts at Reis Inc.

I wonder what is going to happen to Fulton St. and Vanderbilt Ave. Most of the dumbasses want retarded rents! These store fronts will be vacant for the foreseeable future. Just a damn shame what greed and delusion can do to a neighborhood...

"my office is a dead zone. wtf am i doing here? "

Welcome to my world Fjorder! Well, for at least the next few days! It's only going to get worse as the week goes on. Is anyone else working Friday?

What, there is an empty storefront on the corner of Court at Baltic. The landlord forced the tenants out by raising the rent by a huge amount - last March, I believe. The storefront has been empty ever since. And I'm glad. The idiot pushed out a wonderful family business - Trusting Drycleaners - Mr. & Mrs. Oh. And now it's sits empty and I'm sure it will continue to sit empty for sometime, when it could have had a nice business paying what I'm sure this landlord would be thrilled to be getting now.

i'd wait to see if that 3.5 or 4.5% mortgages for home buyers get approved. i doubt the market is going anywhere in the next 4 weeks in new york. the finance guys are getting their bonuses cut 40-50%, and even that wont get paid 'till late jan, early feb.

cobblehiller, hopefully some wannabe fashionista will buy that empty store and sell and display her three rags, eh i mean coutoure dresses. who cares how high the rent is daddy down in atlanta is rich and will pay the lease for her to start her budding career as the next betsy johnson. barf

You're probably right Rob, that will be who can afford it.

I wish I could think of something to do in that space - but I wouldn't want to give that landlord the money.

DAVE!!! Homeboy! Homeskillet!!! How ya doing!!!

Hedge Funds Concede Oversight Inevitability in Wake of Madoff

http://www.bloomberg.com/apps/news?pid=20601087&sid=avJ43XHySeVs&refer=home

“This is an Enron moment for hedge funds,” said Peter Rup, chief investment officer at New York-based hedge fund Orion Capital Management LLC, with $400 million in assets under management. “Regulation would be welcome, primarily from a trust standpoint.”

I don't know if you Asshats got a handle on the Madoff meltdown. There were Charities and Businesses that imploded on the news that Madoff was a fraud. These places are "out of business" and those jobs will never be replaced.

Now Dave now that the CONfendance has been sucked out of the markets (No one trust Hedge Funds any more). How are you going to keep fueling the Mutant Asset Bubble? The MAB has implode and all asset classes are getting put to sleep. Come on Dave, come up with a good answer and no Ad- Homeim attacks, just the reasons why...

Any ideas for New Years? I am hoping to find a nice prix-fixe in Fort G, Clinton/Cobble/Boerum Hill, Carroll G, or Park Slope local - that could spill over into drinks at a bar nearby.

How about that new place down near Frankie's that opened just before Thanksgiving? There are a few bars nearby to hop over to afterwards. Does anyone remember the name?

Posted by: cobblehiller at December 22, 2008 11:48 AM

It is so sad what we turned our society into in this country. For the first time it seems that Americans are doing things right, for the first time in forever as a whole American households went down in personal debt, we are importing less disposable plastic items from overseas, we are actually keeping cars more more than two years. All these things should strengthen a country instead of sending it into a downward spiral.

What: I agree it would be a shame to see those areas of Fulton and Vanderbilt stay vacant because of out of control rents.

Ding ding ding!!! I have a ton of stories about Asshats landlords having empty store fronts! One Asshat I told to lower the rent said "You don't know what you're talking about". That was over a year ago! Dumbasses don't realize that Money=Time. You can't get back time and you damn sure cant get back money you let walk away!

Yeah, and everytime YOU (Biff) post, we notice the hot air blowing from your direction.

I was up working and thought the same re: windows. Seriously, it was very Spooky. The worst was when the tornado ripped through Bay Ridge last year. The noise from that was something I'd never heard before.

Ah, sorry FGF, it's called Buttermilk something - Channel? I dunno. It's on Court Street. Look in the November archive here, I think it opened just before Thanksgiving - and I bet they're doing something for xmas.

There are a dozen bars within 6 - 10 blocks.

"Ryan Angulo, who was chef de cuisine at The Stanton Social, is Buttermilk Channel’s executive chef. He makes his own pickles, cures his own bacon, and has otherwise devised a casual menu featuring things like chicken and waffles and duck meat loaf (take that, duck meatballs)," says Hugh Merwin for Gothamist.

cobblehiller, I was asleep but it woke me up. "Commercial Loan Defaults May Triple as Rental Income Declines"

Hi everybody!!! That's right, rents are in free fall. They won't fall as much as prices because they weren't quite as retarded but there will be pain (well, not for us renters). You can start shopping now for future condo-gone-rentals at the Forte, Oro, Toren, etc. Think hard about re-signing that lease. Sometimes the recession is your friend.

random question...
we checked out the open house at 587 washington avenue(the 4 story brick condo) - have to say, was impressed.
the prices range frm 695K(duplex with garage) to $525K for a 2 bedroom without outdoor space...
anyway - thoughts on making an offer that is less than asking price at these new developments?
are they willing to accept offers coming in at 10% less than asking?
of course we would have to sell the house first.... but that's another story....

"What, I thought you were an Obama supporter. I think his Presidency is one of the things to look forward to and be positive about."

Yep Biff but Obama will have to follow the playbook. Keep printing money and hope the Mutant Asset Bubble does not explode on his watch (With is a hard thing to do now). I wonder when everything goes south how many "Obama Supporters' will be there for him, time will tell. My view on 2009 is not good and many people will see that we was in a Depression all along...

gemini10...if you really like it make the offer...start at 15% or more below ask and include in the offer that it is contingent upon sale of your place. That wouldn't fly a year ago; in fact they'd just laugh...but this isn't a year ago. make sure you have a lawyer in the case that your offer is actually accepted. No one is banging down their door to make a better offer I suspect.

What, I would think most people understand what Obama's inheriting and don't expect him to be able to turn things around overnight (in fact, if he can do it within one term I think that will be a major accomplishment). I agree 2009 will be extremely tough, but I do feel better facing the future with Obama/Biden leading than if McCain/Palin were taking the reigns.

BRG, it's all totally good. How could I blame you for continually copying my hilarious and insightful posts? :-)

solid advice and I agree they might just bite at a 15-20% lower offer

just wondering how that nabe is over there... seems a bit light on cafes,grocery stores,restaurants... We have a car so we can always drive over to fairway etc - but if you want the paper, bagel and coffee - wondering where to go in walking distance?!?

anyone live on underhill/washington around atlantic/pacific??

Biff I disagree with you. When the implosion MAB starts gearing up the sheeple are going to forget who started this mess and beg Obama to do "Something" and when that "Something" doesn't pan out, they will turn on him so fast it will make your head spin! I think we give Americans too much credit to make intelligent decisions and choices but the whole time they was marching in the footsteps of Greed and delusion.

What, Bush got elected a second time despite narrowly beating (or, as many people think, losing to) Gore in 2000 and after the Iraq war was exposed for the invasion it really was. In fact, many are still blaming Clinton for our current woes. Point being, people didn't seem to turn on him until well into his second term, so I'm not sure why you think supporters will abandon Obama so quickly.

Biff;

Ask Bush I if folks will wait until the second term. Bush I was riding a 92% approval rating in 1991, due to the success of the first gulf war. One year later, add in a lousy economy, and he was shown the door.

We've been through a period where folks gave both Clinton and Bush II a second shot. During the 70's, however, one term presidents were the norm (Johnson, Nixon (sort of), Ford and Carter). If this economy is truly as bad as the papers are making it out to be, I'm not sure that folks will give Obama that much time.

What, serious question: if you were Obama, what would you try to do in 2009?

benson, good points. It's true that many have been measuring the success of the administrations based on their own personal bottom lines, regardless of the degree to which the acting presidents had anything to do with it. Perhaps I am overestimating the leeway Obama will be given in the short term.

Posted by: Biff Champion at December 22, 2008 3:01 PM

What;

IMHO, you are mixing up apples and oranges. The New York of the 70's was due to an unfortunate combination of factors acting in concert against NYC and all urban areas, such as: a) the poor state of racial relations at that time; b) the change in large-scale manufacturing economics that made cities no longer suitable for such activity; c) the availability of cheap, undeveloped land in the suburbs; d) low prices for gas, making those suburbs reachable by car and e) a city government that was completely tone-deaf to the needs of businesses.

Certainly a poor national economy was no help to NY in the 70's, but it was low on the list of the factors that led to its decline. The NYC of today is completely different, and in my opinion,much better positioned to withstand a downturn. New York used to be a city or renters. It is now becoming a city of owners composed of a highly-educated workforce, who are more committed to urban living. Finally, we have a mayor who is much more heedful of what is necessary to manintain NY's business leadership.

Rob posted a forum post about Dyker Heights Lights. I'm not going to re-hash it here, but I do want to mention:
If you haven't gone down 5th Avenue in Manhattan yet....Do it! What are you waiting for, the Easter parade?

Of couse do this in the evening.
Start at the Time Warner building on 59th Street and Columbus Circle. Go inside and look at the stars dance to music. Go upstairs and overlook the atrium with the reflection of the stars on the glass and Columbus Cirle in the background.

Walk east on 59th Street to 5th Avenue. Start heading south on 5th Avenue.
Bergoff's (58th St) windows - to die for, they always outdo themselves....the north one with the edible white delicacies...YUMMY!!
Head south crossing the Avenue back and forth to look at all the windows and buildings. Cartier LV, Tiffany, etc, etc. Head all the way down to Rock Center and look at the tree (make sure you get there by midnight, they turn off the lights, then). Make sure you stay and watch the snowflakes on Sak's building.
If you're a walker head down to Lord and Taylor on 39th Street and 5th Ave - nice windows also.
or Bloomies on 59th & Lex.

Bundle up...and get out there and enjoy the holidays!

Eh, Benson. I think those conditions are back.

a) the poor state of racial relations at that time;

What until everyone finds out that Obama is black. Just like in Blazing Saddles!

b) the change in large-scale manufacturing economics that made cities no longer suitable for such activity;

Those jobs are in other countries not and going to "job heaven" now. All we do is sell "investments' to each other. We produce nothing Benson.

c) the availability of cheap, undeveloped land in the suburbs;

There is PLENTY cheap land in the burbs now! With the implosion of the Mutant Asset Bubble developer are walking away from land now!

d) low prices for gas, making those suburbs reachable by car

Eh Benson, do you own a car? Gas is very cheap right now! I haven't seen these prices in 9 years. 189 for regular and yes the Asshats are going back to the burbs because crime will spike in the cities!

e) a city government that was completely tone-deaf to the needs of businesses."

What, I'm telling you, it's already started! I was in Penn Sta. Saturday night just before midnight, and it was just like the old days! Not a cop in sight, and the drugged out lunatics were coming OFF the train from NJ to go clubbing and the FREAKS were in the hallways on our way out to the street. It took me a little while to recognize the 'feeling' it had been souch a long time - of course then I was younger and braver/stupider = your pick, this time I was incredibly aware of the fact that I am now an effing middle-aged white lady! CRAP! When did THAT happen?

Posted by: cobblehiller at December 22, 2008 4:16 PM

cobblehiller, everyone complained a few years ago about the Disneyfication of Times Square and longed for the olden days when it had it's distinct edge. Now we're horrified at the cast of characters at Penn Station on a Saturday night. By the way, what exactly WERE you doing at Penn Station at midnight...handing out cookies to the new arrivals? :-)

Posted by: Biff Champion at December 22, 2008 4:20 PM

Yes, Benson, I think people need reminding. Some folks forget to see it.

BH and I were coming back from a party in NJ.

Posted by: Biff Champion at December 22, 2008 4:30 PM

What;

You really want to compare Mike Bloomberg to Mayor Lindsay? Lindsay never ran a business in his life and was completely clueless. Nonsense.

The suburbs are cheap? Really? Do you have any friends who live in the better suburbs of NJ and LI? Do you know what they pay in property tax? Thirty years ago, NJ used to have ZERO income tax and ZERO sales tax. Now their taxes are higher than NYC (NJ has a lower top marginal rate, but does not allow a deduction for mortgage interest, which is a big deal).

The US still is the world's largest manufacturer. I have spent my entire career in the industrial sector, and spend my days visiting factories. We have outsourced lower-level manufacturing, and kept the higher-value-added stuff here. Moreover, the big money today is not in manufacturing,it is in more conceptual areas that require a higher IP. Where would you rather work these days: Google (or Microsoft, or Intel, or Cisco, or Yahoo) or a textile factory? What would you propose: that we all return to stting behind a sewing machine on 35th St and crank out sweaters?

Finally, what seems to bother you most is that racial relations HAVE improved substantially in the past couple of decades. A site like brownstoner would have been unthinkable in the NYC of the 70's, where one was not even allowed to post a "For sale" sign in front of their house, lest the "wrong" kind of people find out about it. Why does it un-nerve you that the composition of your neighborhood is changing? Hmmmmm?

But in Lodi crime is low (when I leave LMMFAO)!

"The US still is the world's largest manufacturer."

Of counterfeit money instruments! I think the tittle goes to China

"We have outsourced lower-level manufacturing, and kept the higher-value-added stuff here."

Oh I see, we could not outsourced Wall Street jobs but kill the middle class the backbone of the economy.

"Moreover, the big money today is not in manufacturing,it is in more conceptual areas that require a higher IP. See this is where it get retarded Benson. A job is a job no matter what it is. Yeah let some poor worker from a third world country make my stuff while I sit on my fat lazy ass and sell "Paper" to Asshats like myself!

No internet so I cannot know what would've worked in the 70's. Plus if Asshat Hill was such a wonderful place? Why people did not move here in the 90's when Giuliani was mayor???

Last but not lease! I want to see the Asshats stay when it turns bad! Cobblehiller was talking from her experience as a New Yorker, not as some scared White Woman. Cobblehiller was born and raised here and know what's going on!

What, I agree with a lot of what you say and in fact I wonder what exactly this stimulus program will accomplish when there are no factories to stimulate, at least not around here, but about race relations... back in the day I grew up in West Harlem and there were no Asshats in Harlem, Fort Greene, Bed Stuy, Crown Heights, etc. The fact that the Asshats live in these places now, fairly unmolested, shows that indeed race relations have improved.

I remember living with a (Black) roommate in Willoughby Walk in 1972 and one night the G train to Clinton-Washington wasn't cutting at at 4AM, so I ventured up onto Fulton and the hue and cry of get whitey was truly a funny thing (in retrospect). So I gotta agree w Benson here. Now you can walk up Fulton any time you want.

Africa Israel Plans More Asset Sales to Repay Debt, Chief Says

http://www.bloomberg.com/apps/news?pid=20601087&sid=a8gL.RZEhfTg&refer=home

Dec. 23 (Bloomberg) -- Africa Israel Investments Ltd., the real estate holding company that’s selling a stake in New York’s historic Clock Tower, is planning more asset disposals to help repay debt, Chief Executive Officer Izzy Cohen said.

Yeah, that Clock Tower!

"Africa Israel will suspend all projects that aren’t yet under construction and eliminate jobs in 2009, Cohen said in an interview at the company’s headquarters in Yehud, Israel. It will proceed with three out of 30 planned developments in Russia for next year and 12 of 40 planned in Eastern Europe, he added."
