House of the Day: 53 South Elliott Street

When we last looked at 53 South Elliott Place, the 3,600-square-foot one-family house in Fort Greene, Corcoran had the listing at $3,700,000. Apparently, the recently renovated house did not sell, since Douglas Elliman has had the listing since last August at an asking price of $3,495,000. There's no doubt that it's a gorgeous house, but it was expensive last year and still is expensive today.

Price aside, the only thing I can find wrong with this place are those chairs at the kitchen island!!!! Love the second floor master bedroom/master bath.

Wow. It's stunning. I love everything about it, including the master bath that's the size of a studio apartment (the stories that leather lounge chair could tell!). But agree with ditto; it'll likely take at least a half mil drop to get this deal done.

There are definitely a few really nice streets there in Ft. Green but I'm surprised that things would go for $2MM or more around there. This house is a beauty though. And, the biggger the master bath, the better. This is probably the largest one I've seen in a brownstone.

How can the same people who did such a nice job on the kitchen and other rooms have been responsible for that hideous outrage of a master bath? But, other than that one sin against urbanity, the house is a stunner.
Regarding the price, I'd bet 2.5M, but then again someone could just fall in love with it and overpay.

okay exactly HOW Is a large bathroom a blight on urbanity? it's not like they added a moon pod on the top of the building or a huge driveway or anything. they just like having space in a bathroom. much better to have one giant bathroom than a bathroom for every bedroom. i didnt see the pic of the bathroom. do they have his & his toilets? those always make me giggle.

shillstoner, why are you saying the master bath is a hideous outrage? If the owners had more space than they needed and decided they wanted a huge bath, what's wrong with that? I could see your point, and would completely agree, if it was one of those new condo jobs that are much smaller in size, but have extra large bathrooms. In such cases, I don't understand why someone would want the bathroom taking up such a large percentage of the square footage. But in this case, there's ample room to do it.

Ok, I dislike the master bath too. More room for the dressing area and less for the bath would make my ideal master suite. But I'm not a bath person. Other than that this house is beautiful, and is WAY more interesting that the modern reno in the other thread.

That bathroom is an affront to my personal idea of Brooklyn and what it means to live here. It is something you see in those mcmansions on HGTV shows. The huge soaking tub in the middle of the room, the double sinks, and the separate little room for the toilet. Ugh. Obviously it is their money and their house and they can do what they want, but I wish people who want bathrooms like that would go elsewhere. Preferably Jersey. But I do love the rest of the house.

Kids, this house would have sold at $3 million last year at this time. A number of friends sold in Fort Greene for $3 million and a little over that last year. I wonder how long this house has been on the market.
I wouldn't mind an elegant bathroom like that. I'm not so sure a brownstone/rowhouse is the best setting for it though. You *do* kind of have to think of resale...
But then again, it would be great to having a seating area and a bubble bath party or something like that! Or...you could have a bar set up in the bathroom with the tub filled with ice and champagne (and waterproof lights under the ice!) or filled with water and floating candles. The sinks would be there for the bartenders to do their thing and there's ample room for a bar counter.
Just a thought!

how exactly is it conspicuous consumption? does the bathroom run on gas? clearly these people do not need an extra bedroom. ugh i know youd hate me but my ideal brownstone if i ever had one would to have just one floor. remove the top floors and just have a giant sky light on the roof. big 60 foot high walls. half studio, half observatory, rip out the hardwood and put down lucite flooring and/or blue astroturf and a little indoor dog house for my dog. (and yes a mini ferris wheel in the backyard)

Finally a bathroom worthy of a townhouse, instead of a 5x7 bathroom off the hallway, shared with another bedroom.
While I don't agree with the confines of the toilet (would have loved to see a bidet also) and the shower. And I truly hate double sinks in master bathrooms; really what couple brushes their teeth at the same time.
This a bathroom worthy of a 3m dollar house.
I doubt the Corbu Lounge is stays in the bathroom; or at least I hope not. There are two photos of the bathroom, one with it and one with out. I suspect they dragged the chair in there, just for the photo....staging!

The bathroom is intriguing. Does the owner hold court in the tub ala Gypsy Rose Lee, or Jean Harlow? Unless you are into tub parties, and hey, to each their own, such a large room for cleaning is a little "Last Days of Rome" like. Nonetheless, the house is fabulous. Not 3 million dollar fabulous but close.

Sorry, DIBS, disagree. Side by Side Double sinks are awful. I don't want anyone standing next to me and listing to them brush and spit. With a bathroom that size, put the two sinks on opposite ends of the room, that I'll agree to.
I did a townhouse gut renovation 2 years ago. Master Bedroom floor thru with His and Hers Bathrooms...that is luxury!!

What a fantastic house in a great neighborhood. We really love that bathroom and don't see the problem with its size since its within the confines of the same footprint...very urban in our opinion.
BRG here is why you NEED double sinks in a master bath: missus is cleaning face for the 10th time and she still needs to do the eyelashes and brow thingy while poor PDT needs to shave and run for the door.. "babe I am almost done"..that was 15 minutes ago...PDT is pacing, checking the time and grumbling.... you get our drift right? :)
To say that this place is merely expensive is an understatement. The pricing here is irrational and frankly delusional. We think it needs @ least $800K off!

I finally figured out what bugged me so much about the listing...aha! The "Philip Stark" bathroom. Normally I'd be rooting for the sellers to get a good price since they obviously spent a lot on the reno.
But if a) they can't be bothered to proof read their own listing, or b) they don't even know who Philippe Starck is, I say, screw them!
Obviously money buys neither taste nor common sense. No way this sells even close to that ask.

To tell the truth, I have always felt that Ph. Stark is completely overrated...but who am I to judge?
Yes, Everyone, this house will definitely sell. I wouldn't mind swapping it with ours. I do have to say that I like my idea of a bubble bath tea party or a bathtub full of ice like we did many, many years ago with beer cans/bottles and huge jugs of E&J white wine and Mateus. Those were the days! But I think decent white wine and various sparkly things would better fit this bathroom setting.
IN FACT, they should do it for an open house! It would be considered brilliant.
I wonder if you would want buyers getting smashed at an open house...it happens of course but I wonder if "there's a law".
Oh, well. I wish they had hosted the Fort Greene Association holiday party this year. Would have been a smart idea to get the house seen (and dirty)...

Greene, not the Royalton or the Paramount, but another Schrager hotel...I won't say which. I only worked on the Penthouse suites...they were hot, hot, hot!

Have to add to this because I noticed this house in the NYTimes real estate section a couple of months ago. Love the master bath - truly decadent with a tub and fireplace in the middle of the room - and I think the Mister and I would be separated by now if we didn't have double sinks. Only thing missing, agree with BRG on this, is a bidet.
Isn't this the same block someone was "violently mugged" on a couple of weeks ago?

Nokilissa, I believe most of the violent muggings have been in Clinton Hill and nearer to Brooklyn Heights. Park Slope has also had some doozies. Fort Greene had a mugging on DeKalb a number of months ago. I'm sure all areas have many muggings that go unreported of course.
I'm sure some might disagree, but it seems to me as a resident of Fort Greene that in the landarmked Fort Greene area, it is not that dangerous. There are always so many people around. Even at regular hours, I find that long stretch of 6th Avenue from Flatbush to Union in Park Slope can be rather desolate.
I was shocked at the number of violent muggings downtown toward Brooklyn Heights...I think the article in the Brooklyn Paper was a link on this morning's Brownstoner news articles.
Anyway, if you lived in that house, you could stay in all the time in a big Vitabath and stay off the streets. :-)

At the time, I was working for a firm that was doing the construction documents for this particular hotel.
Okay, this bathroom. It's not luxurious enough!! There I said it. Let's take it to the next level.
Re-design:
Move the tub so it's in centered in front of the fireplace....oh.la, la!! Double sinks, one in front of each window where the tub is now. What about mirrors, you ask? Let's put them on a hidden track so they slide fron the wall to in front of the sinks, heck you can afford anything!
Where the sinks are now, I'd create a room for the toilet and bidet.
Where the toilet and shower is now, create a huge 6'x6' shower, with jets on two walls...spa, baby!
Now, that's a bathroom!

I know schrager and the handsome Balasz, their thing is stylish hotels. They are adept at their market niche. Their Miami Beach hotels and their SoHo Mercer, are chi-chi and apropos to the celebrity culture they serve. That has nothing to do with the brownstones we see for sale on this site. I have to say that I am now a little concerned that bayridgegirl, who we know is some sort of designer, would take a house like this and turn it into a horror show like the "basquiat" house. Please bayridgegirl, tell us you would not do that. That your would not trash a historic house to build a drywall haagen-dazs container with Ian Schrager overtones.

And BrooklynGreene, I was referring to the brownstoner thread, about a week old, about a "violent mugging" on one of those quiet, beautiful Ft. Greene blocks - and I think it was this one. Anyone?
I still want the house for the bathroom. But don't like the parlor floor with no half bath, and the kitchen on garden floor with no family space. Wouldn't work for us. Sigh.

I just checked the listing, carefully. This house is much too narrow. Look how they can't fit a couch in front of the fireplace in the parlor, but have to put the chairs and couches on either side. A travesty. I would not spend my bazillions on it.

It is beautiful! I don't know what they paid but this is a very expensive renovation, $2.5 million plus. For the record, I love the bath. I am currently devoting an entire bedroom to a bathtub. Deliciously decadent.
All said, it's a tough market.

Nokilissa, that's interesting: a friend of a friend just got violently mugged on the upper east side. I guess not only the yuppies from UES are moving here, but the muggers also.
I don't mind the giant bathroom, it's actually a fun thing to have if you can afford a single family home. My surprise is that there's no powder room on the parlor floor. I guess it's not a big deal to go upstairs or down. Hard to get a clean layout otherwise. But still -- nothing like being able to create poo-mist without traveling too far. THAT is luxury.
