House of the Day: 17 Old Fulton Street

As long as you don't mind tourists on your doorstep, Old Fulton Street is a pretty charming place to live. And now's your chance: The four-story building at 17 Old Fulton is now on the market for $2,950,000. While the exterior of the building is quite charming (though it's not helped by the fire escape), the interior looks pretty charmless, judging from the poor-quality photos in the listing. The configuration of the 6,000-square-foot building probably isn't what most house-buyers are looking for either: The first two floors are commercial, the third floor has two apartments and the top floor has two apartments. What do you think this goes for?

Another crappier-than-hell Century 21 listing. If Massey Knackal had this all the rents and numbers would be spelled out. Who gives a listing to Century 21 in brooklyn anyway???

I wouldn't put my face on the listing either Mr/Ms Agent Person.
The only thing these pictures show is that the occupants have yucky furniture. You can't even see the property.

By the way, this building is next to Grimaldi's. Having a constant line of tourists in front of your home almost year-round is definitely NOT charming. And I personally would not want to live next to a pizza joint or any fast food restaurant. I also think Old Fulton Street isn't that nice: it's not so pretty, there are lots of buses and taxis and limos full of wedding parties whirling around, tons of tourists, not too much in the way of amenities, etc.

So..to get back on topic after so many clever posts.
You are one subway stop from lower manhattan, or a walk across the Brooklyn Bridge.
Brooklyn Heights is right next door, and DUMBO is down the street.
A new waterfront park is going to be built (eventually) less then half a block away.
All the foot traffic outside means you can collect a good commercial rent.
So the location is quite good.
My concern is the building next door, which has been falling down because of an alleged underground stream.
That could be a problem if its going to take down this building with it.

I agree with Biff, Old Fulton is not that great a street to live on. But then, I don't see the attraction to DUMBO either, so don't mind me.

You are a long hike away from one subway stop to lower Manhattan, and a somewhat less long hike away from the stairs leading up to the Brooklyn Bridge walkway.
But we chamber music nerds like the proximity to the barge.

The High Street A/C subway stop is a five minute, maybe 6 minute walk from that spot. That is not a "long hike".

It is an amazing location BUT I understand there is a serious water table issue or something of the short under all those buildings on that block. Others have sat on the market for years. The whole structure is on shaky ground and the investment to shore it up is not worth it- believe me if it was a smart move Walentas would have grabbed those building ages ago. Unfortunate as Old Fulton could be a stellar gateway to the upcoming park and waterfront.

that's right--I remember an article about these buildings a few years ago. I'm going to try to find it. Serious water/foundation issues. Buyer beware.
