Condos of the Day: 542 St. Mark's Avenue

This is kinda funny. For yesterday's post about the collapsing development market we happened to pick a photo of 542 St. Marks Avenue, a site we'd driven past last week. Not a great selection, it turns out, as we noticed listings for the building moments later as we scanned the NY Times classifieds. The 36-unit project has been christened ISHI and is being marketed by Triumph. Here's a unit for $335,000 and another for $415,000. Great broker verbiage too: "Party like a rock star or soak up some sun on the roof deck with the striking Manhattan skyline as your backdrop."

im not one to poopoo what buildings look like. (i always figure if i can't afford it maybe im just missing something. shrug) but that rendering on the right speaks to me ways that a building has never spoken to me before. it reminds me of something very specific and i cant for the life. okay brainfart, i know, those waffle stackable shelves that people use back in the day in dorm rooms and stuff. maybe. i dont know, maybe that's not it. something specific tho.

I noticed they placed these units in the rentals section of the Triumph Property website.

Good to seem them thinking ahead.

That's not a very up-to-date picture, it looks far more like the rendering already (I live down the street).

Still, not prospect heights (although our place was also advertised as such).

$600/sq foot for a 1 BR in a part of Crown Heights seems fairly high, even if the building's new.

Prospect Heights or Crown Heights, you'd need a telescope to see the Manhattan skyline from here.

First thought, are you kidding me? I recall some advice that BH76 gave to PitBullNYC. In terms of cost, if you're a first time home buyer, this apartment is certainly within striking distance...but given the market, wait....you will find something with more space in a building with greater amenities in within the year.

Oh and it's definitely not Prospect Heights, but it close to the Franklin Avenue shuttle will give you access to the BMT, IND and IRT. You dont' get much better than that unless you live in Central Harlem.

epic failure on the mr b. the address is wrong. indeed the place is in prospect heights. i forget what the address is should be 318 or 320 if its the same pic as above.

armchair is right. The building is right off of Underhill behind the old hat factory on the corner.

Prospect Heights

Two recent sales right across the street. 1.8 million for the architect design/build and 2.4 million dollars for the carriage house+.

Seems to me that the "striking Manhattan skyline as your backdrop" will be painfully impaired by the tall apartment building down the block and the sliver condo coming up a block away. Just sayin'...
