Condo of the Day: 30 Main Street

While not quite as nice or large as this upper-floor unit at 30 Main Street we featured back in October, this lower-floor two-bedroom (well, one-bedroom plus home office, technically) does have a nice feel to it. And at 1,270-square-feet, the asking price of $969,000 feels pretty reasonable for Dumbo. What do you think?

Nice-looking place, solid floor plan, good use of the space, less hideous than a lot of modern condos, though I don't love the sinks in the bathroom.

I continue to think that DUMBO is an overrated location: you're between two noise-generating bridges, you're only really near one subway line, and a lot of the dining and shopping to be found is very expensive. Also you're in close proximity to the Watchtower weirdos.

I wouldn't pay $960k for this when I could get something similar in Park Slope for less (or something bigger for the same price), but obviously many people disagree with my assessment of DUMBO. It doesn't seem outrageously overpriced given the square footage and design quality.

yes many, in fact the vast majority, disagree with your assessment of dumbo, if you read what the market is and has been saying.

I don't love DUMBO either but this is a good deal, the neighborhood is a solid real estate investment and 760 a square foot seems very reasonable. 30 Main is a great building judging from the few times I have visited friends there. I've been to open houses in 1 Main and 70 Washington, 30 Main in my opinion is by far the best of the three. Whoever gets this place will make money on it whether they rent it out or hold onto it for a few years.

I would argue that the "vast majority" of home buyers in Brooklyn are not looking for pricey, modern condos.

But yes, I'm aware that the market has made DUMBO the most pricey neighborhood in Brooklyn, so obviously there are plenty of people who want to live there.

The price is less stellar when you realize that this apartment is at most 1050 sf.

Very nice. A sophisticated apartment for a young(ish) couple. The low maintenance alone makes it worthwhile, but buyers should know that at the time the J-51 tax benefits expire, their monthly maintenance will skyrocket.

1050 sq. ft. seems plenty big to me. It is definitely not small unless you want three bedrooms.

Agreed, but the point is that it brings the price up to over $920/sf.

I just have to ask Mr B to stop drinking the real estate agent koolaid/smoking their wacky weed & recognize that this is, indeed, a one bedroom.
No window = no way.
Your resolution for 2009: stop parroting broker-speak [aka 'lies'].
I have visited other lofts with just this sort of office space, and yes, it works great as an office. But unless you're a vampire, the crypt-feel is overwhelming for a bedroom.

Actually with modern HVAC, those windowless rooms are really nice. Plenty of air but no noise or dust or outside disturbance of any kind. I think a room like that could be great, especially if you like to sleep late some mornings.

I wouldn't put my 10 year old kid in there permanently but for a guestroom, office or nursery it looks like it would more than do the trick. Judging by the pictures on Elliman the owner got a huge bookcase, double bed, desk and nightstand in that space. Houseguests would most likely find it more than suitable.

window or no window - what's the difference? have you bothered to look at the view (out or in) from these windows? this place is overpriced for even 2007. it's a big 1 bedroom with no open views. saving grace is the low maintenance.

Got to agree with parkedslope, this is NOT a two bedroom. PLEASE Mr. B can you give us some real real estate to blog about? The cc is likely to skyrocket way before the market recovers and the Dumbo fashion is unlikely to sustain itself in the long run. Those yupsters will begin reproducing and look for more infrastructure and being nestled bwtn the two bridges won't seem so hip after all.

No way! It only has one exposure and just two windows, plus it's not even on a high floor. Calling it a 2 BR is a real stretch.
