Condo of the Day: One Hanson Place

As far as we can tell, most of the units at One Hanson Place have been sold by now. (The official website lists 11 that are still available and StreetEasy shows a boatload of closed sales.) These sales direct from the developer also have to compete with the first round of owner flips. One such listing is this 1,050-square-foot two-bedroom asking $890,000. Our best guess is that this is one of the upper F-line apartments. Judging from the floor plan, it's got a pretty nice layout though only one exposure. It looks like it was priced to compete with #18F, a 1,044-square-foot two-bedroom with an identical layout asking $895,000. Other than the fact that they must be on different floors, the only difference can be that one has been lived in and the other has not.

If only the living/dining area was a liiiitle bit bigger. I can breath.

When it was an office building, Hubby and I snuck up to one of the top floors...what gorgeous views.

But I wouldn't want to walk out of my building into a whirlwind of bumper to bumper chaos.

I'm sorry, but I absolutely hate it when the guest bath gets the tub and the master is stuck with the shower only. I really think it should be the other way around. In the rest of the world, we call these 3/4 baths and it's not desirable in a so-called master suite, imo.

i wouldn't want a bathroom in my bedroom, seriously. that sounds gross to me for some reason. almost as terrible as it was to have an ugly tub in the middle of my kitchen for 4 years. :(

Too small, but that couch is Ligne Roset, right? I do like the couch.

Square footage would have been better used with one bathroom.

It may be me - but that bathroom pic is not of that apartment - it shows a tub & shower side by side but the floorplan has them in separate rooms. No way the bathroom is a spacious as they are representing in the picture. I hate that...

insertsnappy: it was when i lived on ludlow street on the lower east side. it was my first apt in nyc and i subletted it from some woman for about 4 1/2 years. the tub was in the kitchen. :-/ but it was an old school tenement and they were built like that. it had a living room on one side of the kitchen and a teeny tiny bedroom on the other. the living room was locked off and used for her storage and studio space (she rarely used it but sometimes she did.. she busted thru the wall to combine two apartments on the floor, she rented both apartments since the 80s.)

the bedroom was seriously, about 6 x 6 feet. i dont know how i lived in that for almost 5 years and half of that time with a big pitbull!

someone bought the building tho and kicked us all out after spying on residents and questioning and lying by saying they were cops looking for people in the building.. meh. it was fun while it was lasted though. i would never want to move back to that area again. talk about post hipster (hate that word) pre-yuppieville.

I don't think One Hanson has been able to sell *any* of its full-floor tower apartments. Those are $4.7 mil a pop, and have to be eating into profitability.

This one is a nice line, especially if Atlantic Yards never gets built to block the view down Flatbush.

Can't beat those views; give me one facing west and I'd be pretty happy every day when I woke up--and especially every evening around sunset. Does seem a trifle small for a 2 br/2ba, though.

heather: yes the couch is the togo collection from ligne roset.

nmh: you're right. the bathroom pic is an artist rendering from the building's promotional stuff and not a pic of the actual bathroom.

i also live in the building. i about 3/4 furnished my apartment and then ran out of steam. looking at these pics makes me realize that i a)really need to step it up because it looks much nicer when done properly and b)feel kinda cliche since i also have a chair from that ligne roset togo collection.

Saw a demo unit about a year ago and was very disappointed.

The rooms are very small, with high ceilings, but it all feels cramped. This was the most striking feature to me. It would have been better to have avoided using 'front parlors' and just made bigger living rooms and kitchens. The southern views are nothing special, just a lot of low rise Brooklyn. The kitchen and bath fixtures were ok, but nothing I haven't already seen 100s of times on most mid to upscale condos.

The in-house brokers were completely clueless, and even denied the hidden costs of maintaining the big clock (despite my citation to a then current front page local news story on the subject).

It was all nice, but this building is trying to be a flagship for all of Brooklyn. By that measure, I think One Hanson is a complete failure.

My favorite condos in all of Brooklyn. Love the kitchens. The views are crazy.

heather: the ligne roset togo couch is made up of components, each of which you buy separately and each of which is absurdly priced. i could only afford one piece (the fireside chair), and it's still the most expensive single item in the apartment. but i absolutely love it.
knickerbocker: the layouts in the different lines are all pretty different. my master bedroom and living room are both quite large and spacious-feeling with the high ceilings, but the guest bedroom is fairly small. i think it depends which unit you're looking at and also what your frame of reference. although my guest room is small, it's pretty spacious if your frame of reference is manhattan (then again, what isn't?). w/r/t the fixtures and finishes, you may be right. i liked them because they trended more towards the classic. if i were designing, i prob would've chosen something more modern, but it would've become dated far more quickly. so again, these choices worked for me. i guess it's just a matter of personal preference. as for the clueless brokers and clock fees, yeah. you may be right on that. i don't know.

Buyer of this unit won't have to pay the transfer taxes, which are paid by the seller UNLESS you buy from a developer--then they push it off onto the purchaser. It's not law, just "custom."
