Checking In On Cumberland Greene

It's was a long, cold autumn for Cumberland Greene, the sensitively-designed townhouse-style new development at 237 Cumberland Street in Fort Greene. After hitting the market in the late spring of this year (after a very positive reception on the Fort Greene House Tour), the largest of the four units went into contract fairly quickly. Since then, though, there's been no action. On the other hand, prices haven't budged either; they still range from $1,650,000 to $1,799,000, a tough sell at a time when townhouse prices in the area are edging pretty close to those numbers. Anyone know what's going on? Will this go rental?

The largest unit was kept by the developer, and hence was never in contract. They live in the building next door, and took the apartment largely, I would imagine, to retain the enormous landscaped garden.

It fits in very well. This is just the kind of infill building we should be seeing more of in the historic neibs.

Please take note: 'cheaper' units in fedder style 'schlocks' are also not selling.

If these units sold for asking, it would indicate that two brownstones on this block are worth $7million. Not even close. On the high end, two brownstones here might MIGHT sell for $5million if in imaculate condition. No way these should be more than a million each.

They are some of the nicest apartments available in FG/CH, but even in great economic times, $1000+/sf is a real stretch.
If they would have cut prices by now, they might have had some action. Now they're really in the hole.

What's the max they could rent for, I wonder? How many rentals are there in Fort Greene that go for more than $5K/month?

Speaking of things moving/not moving in Fort Greene, does anyone know what is going on at Clermont Greene? Are any of those units moving? Are there price cuts yet?

They *do* seem a bit overpriced ritght now...they turned out quite lovely though.

On the house tour, they made it sound as if the developers - both artists - did the design work themselves, although probably someone helped them technically.
This was the most beautiful place I've ever seen on the house tour and if I had that kind of money, I wouldn't hesitate to buy in this building. You wouldn't really have to do anything except choose your furniture carefully.
I think the comparison to the surrounding brownstones might be misleading because they are very different and serve different needs. Also, many of the houses there need a whole lot of work before you could even move in.
