Checking in on 357 15th Street

Turns out, we don't know much about this building, at 357 15th Street between 7th and 8th Avenues, though readers have asked about it on the Forum. The first new building permit was filed back in 2000, calling for a seven-unit, four-story building. They didn't get around to filing another until 2005, which added balcony openings to the menu. The architect is Sander Weiss with Gelu-Durus Musica. A search for his name sent us to this list of disciplinary actions: "Fined & surrendered D-14 and professional certification privileges." Not sure that explains why there is almost no info about the building, including when it's coming on the market, or what it's like in there. You can see a few other examples of their neighborhood work on this South Slope blog, though it's quite out of date. There's still one active violation on file with the DOB, related to an elevator safety test. Who's got more info? GMAP

Yes, its now back to "Business up front, Party in the back"

The front is always a total mess. Because its vacant, it just collects garbage from the street.

... for a while there was someone living/squatting/guarding the building... a sheet on a window and loud music some times...

They took off the top story. I think they may have got caught in the Park Slope down zoning (CB6 zoning change from R6 to R6B back in 2003?) and took the chance that no one was watching. Too much far... not built according to plans.. ect.

They spent the entire summer dismantling the upper stories and just recently removed the construction fence. I can't imagine what the interior is like not having a roof every time it rained. The place must be a wreck on the inside. The architect has had his problems. I would go over these places with a fine tooth comb if they ever hit the market.
