Co-op of the Day: 101 Lafayette Avenue, #6D

We're big fans of the large prewar apartment building at 101 Lafayette Avenue in Fort Greene known as The Griffin, but this particular one-bedroom isn't really doing it for us. It still has those lovely casement windows, but other than that, it feels like it's suffered from a sponsor-type renovation. Who puts this kind of kitchen and bathroom into such a charming prewar space? Talk about value destruction. The asking price for the 850-square-foot pad is $580,000. Think it'll fly?

A nickle and dime job. I hope they are assuming the new owner will rip the junk out and replace. Is that an easy bake oven?

I love the large microwave over the smaller range. Totally ruins an already bad kitchen.

Nothing particularly special about this one but its still a decently sized crib in a very good location near atlantic subways. It might be slightly overpriced, but not by much in my opinion. My prediction = sells for 540k.

Hmmmmm, if Corcoran couldn't move it back in 2007 for $560k, $580,000 now seems a trifle optimistic.

Don't see how they get 850 sf out of this one; looks more like 750 to me and that foyer isn't good for much except book shelves (well, maybe it IS useful).

Still, this is an example of how not to market an apartment. Clearly distorted wide angle photos, incredibly offensive blue paint in living area, and a cheapo Home Depot kitchen that already looks dated...on the plus side I like casements, provided they're well maintained, which in 2008 few are...
