375 and 377 Baltic All Filled Up

"Baltic Condos," one of the many new condo projects in that stretch of Boerum Hill, has two condos in contract, one in each building. The rest have gone rental, and each one is occupied. It's not exactly rent-to-own, but the broker we spoke with over at Brooklyn Heights Real Estate says the developer "would be willing to work with tenants" if they felt like committing to the building after renting there. Amenities at the building include some outdoor space for every unit (balcony, shared roof space or garden) and some washer-dryers.

those balconies would not accommodate any person with a shoe size bigger than 8. wtf? those arent balconies they are glorified planters.

They offered to rent as soon as apts were ready - smart move.
So - question remains - why did you pull the other day the 360 Baltic St posting - where you had said all of the 9 were in contract/sold? Was it false info?

I understand why the developer refers to the tiny fenced-in space appended to the outside as "outdoor space," but why would Brownstoner do it without "quotes"? C'mon, Brownstoner!

Absolutely. I'd be pushing 2-year leases right now if I was a developer facing competition from mounting inventory.

i'd be happy with a balcony like that - my friends had one. it's nice to open it and then have a lot of light and breeze come in to the room. You can use it step out to check the weather. also good for smokers or to sit and read a book.

some outdoor space is better than none.

This building isn't as lovely as the original Boerum Hill houses, but it sure beats the heck out of the Horror Show of the Day examples. Mr. Bloomberg, please file this away for the forthcoming city-mandated class for developers.

I believe balconies are calculated with FAR. Some developers don't want to give up valuable space for a balcony.
I think there's a minimum projection that you can do WITHOUT the balcony being calculated into the FAR, and this looks like it qualifies.
If anybody knows, please post...I'm too lazy to look it up to put up here.

I wonder what the future generations are going to say about us? I bet Greed and Delusion ruled the world.

If I was these "developer" I would take anything I could get and run for the hills, time is running out.

They seem to have run out of balcony material at the top floor. Are the gates in front of the 1st floor units considered private front yard spaces? They'll need to climb out of the windows to use it. Just like we did when we used the fire escapes as urban balconies. Such memories.

I had a balcony like that in a rental a few years back... it was actually not bad, considering how rare it is in NYC to have any outdoor space (other than hanging out a window). If you dislike your neighbors, it's nice to be able to open the sliding door and crank the stereo.

MM - the ground level is duplexed with basement - and behind the fence (below street level) is door to patio space.
Same on top floor - duplex with outdoor space you can't see from picture.

Hi, all. I live in this building....

All the apartments with the funny lil front-facing balcony also have a rectangular full size balcony in the back. Of those, some also connect down to a really nice yard on the ground level. The private roof spaces are really nice too. Its strange how so many people have commented on the representation of this building. Why so taken?

I live here. Its not 100 years old, it doesn't have brick interiors, or lovely moldings... But its plenty clean, efficient, and fair.
