Modern on Lincoln

pic_view.jpgWe've been watching this new building on Lincoln Place between 5th and 6th emerge for the past few months. The architect is Brooklyn Heights-based John Hatheway. You can see from the Property Shark photo that it was a rather sweet two-story wood framed house with a bracketed cornice, which was sold in 2006 for $1.35 million; a hefty price for a tear-down. The FAR is 2.0, though, so once they knocked that out they could go higher. The new building permit, filed two years ago, calls for a four-story, four-unit building. GMAP

Wow we actually like this one. It is not offensive and reminds us of Barcelona where the old and new mingle well together. Wish the balconies were more interesting though. Lisa are you not liking this? "a rather sweet two-story wood framed house with a bracketed cornice"?
We are all for history and preservation but that little white frame was nothing special or interesting and was definitely not "contextual" in our opinion.

Yeah, I've been checking out this building a lot since it's right across the street from the PS282 playground. The biggest problem: it's right across the street from a bunch of screaming kids. Is this going to be condos? Still, a nice change from the usual crap and it seems wide.

I moved from this block a couple of months ago to 2nd St. Construction has been at a snails pace. Given the high acquisition cost of 350k per dwelling unit + say another 200k per unit to build, break even is about 550k for units which will probably average about 1000 s.f. Profits can be made but probably not at the level originally anticipated. My old apt is down the block, close to 5th Ave. and still available for sale - crappy market for sure. I probably will be renting it shortly. Anyone interested in a 905 s.f. real 3 b.r. with fireplace and other amenities drop me a line. Isn't this the project featured repeatedly on the HGTV show with those DesignTech guys? It's gone very slowly. This is the evidence that if the pros can't get it done, maybe the laymen shouldn't even try.

I like modern, but the different elevations with the balconies does not work at all. And it's too high for its neighbors. It should have been flat with the recessed building, and the visible shared wall that sticks out should be covered in brownstone slurry.

i think fugly is the appropriate description of this building... the usual luxury condo with a granite counter and wide plank floors... barf barf ...this crap will turn into rentals for the homeless since no one will buy this crap for the prices that they will be asking

the balconies are killing it for me. would much prefer to have them in the backyard not the street-yard.

balconies in the front are probably off the living area and sleeping is in the back which is user friendly.

It is absolutely the building which has been shown in the HGTV show, "Under Construction," which shows the company Design Tech undertaking various projects in Park Slope and its environs.

btw.. the only reason a construction job slows down is...NO MONEY...how surprising... these guys are doomed to lose money on an ill timed and ill conceived project...boo hoo

Forget about bad timing or bad design this one gots lots and lots of zoning and code mistakes in it. Lets see how the defended of the gowanus canal zoning and all of Carroll Gardens can get out of this mess.

Balconies at 100% of the plan surface of the facade which they project from, tisk, tisk.

That is only the beginning.........time to start worrying BIG TIME.
