House of the Day: 400 Dean Street

400-Dean-Street-1008.jpg
Hmmmm. This house at 400 Dean Street has some nice aspects to it (some original details, attractive facade) but, by the listing's own admission, needs work in the bathrooms and kitchen. (Also, what's up with that parquet floor?) If it were in impeccable shape, the asking price of $2,095,000 might be reasonable, but given that it's not, and that the location is neither prime Park Slope nor prime Boerum Hill, we suspect the price will have to come down some.

The plans make no sense. The lower unit has no bedrooms.
The block is not prime Boerum Hill, that is true, but the house itself has a lot of potential. It would need to be updated and the plan rationalized in order to make sense. I can't imagine what the right price would be at the moment.

It's not bad, but appears to need some amount of work. I think more than the parquet floor, the fact it's a "been used as a double duplex", an owner's duplex and a rental duplex is what will really be the significant reno cost if the new owner(s) want to convert to an owner's triplex or a single family home.

Though I wouldn't have said so 10 years ago, this location is actually quite attractive: you're midway between Park Slope and Boerum Hill, within easy walking distance of both 5th Avenue and Smith Street. As for the house itself, it's got nice bones, but will be a hard sell at $2 million+ in this market given how much work would be required to make it a livable space.

Is the rear parlor more of a bedroom with the loo/closet and sink open into the room? If not, what the heck is that?

Posted by: cobblehiller at October 30, 2008 1:26 PM

There is a door on that powder room off the rear parlor. I believe the other area next to it is a wet bar. Classy!!!

Posted by: daveinbedstuy at October 30, 2008 1:29 PM

Dave, I think you meant klassy! :-)

Dean between 4th and 5th is a very, very busy and loud street. Used as an Atlantic Avenue alternate.

Posted by: Johnny at October 30, 2008 1:35 PM

This place would go for $214,000 in Merida, Mexico.

Posted by: Biff Champion at October 30, 2008 1:38 PM

Pretty small footprint. Neither wide nor deep.

Two rental units don't support that price so it has to be converted to a single family with or without a garden rental. Not even close to worth the price.

Floorplan is actually pretty good for a conversion if the mechanicals are decent.

Parlor Floor: Convert the half bath/wet bar/closet into a kitchen. Possibly add a half bath next to stairs depending on plumbing.

Third Floor: Kitchen on third floor into a bath. Add closets.

Fourth Floor: No changes.

Garden floor: On the cheap - Knock down some walls and make into a large studio with the refrigerator repositioned. Done right, move kitchen to middle and place a bedroom where the kitchen currently is.

I wonder if there's a bunch of complainers and know it alls down in Merida on a website called www.adobe.com? Snarky comments all day about bad wrought iron lighting, the occassional outdoor bathroom facilities, bad mexican food and the overall economy including the recent Mutant Culohat Peso Bubble?

They probably have their resident Culosombrero poster called TheQue.

Posted by: daveinbedstuy at October 30, 2008 1:45 PM

dude, park place foreclosure over this all the way, no matter what its condition might be. this one's sorta cute, but not $2.0 worth of cute.

Posted by: i disagree at October 30, 2008 1:48 PM

DIBS, apparently TheQue is a real Nalga Sombrero.

Posted by: Biff Champion at October 30, 2008 1:50 PM

Yes i disagree...like you said on the Foreclosure Post. i'd be surprised if it wnet anywhere close to $1.1MM unless there are major issues inside.

Posted by: daveinbedstuy at October 30, 2008 1:51 PM

No need to worry about AY anymore.
Stoner, maybe you can get a piece of it for your brooklyn flea?

Posted by: sam at October 30, 2008 1:53 PM

Culo is more derogatory. As in "Besa me culo."

Posted by: daveinbedstuy at October 30, 2008 1:54 PM

Like with the Wall sam. "Mr. Ratner, Tear Down That Fence."

Posted by: daveinbedstuy at October 30, 2008 1:55 PM

Biff, the correct syntax is "sombrero de nalga" or perhaps
"capa culon".

Posted by: sam at October 30, 2008 1:56 PM

I like the Tex-Mex "Culohat" myself.

Posted by: daveinbedstuy at October 30, 2008 1:58 PM

Dave,
maybe "culojat" -in mex-tex

Posted by: sam at October 30, 2008 2:03 PM

Don't get me started on Mexican asses!.

Posted by: daveinbedstuy at October 30, 2008 2:05 PM

The quote that it "needs work in la cocina y los banos" leads me to believe that they need alot of work.

Posted by: daveinbedstuy at October 30, 2008 2:09 PM

DIBS, are you in lardosis or something?

Posted by: i disagree at October 30, 2008 2:10 PM

Johnny,

What street in Boerum Hill isn't used as an alternate to Atlantic Avenue?

Posted by: Boerum Hill at October 30, 2008 2:12 PM

Well, I probably couldn't do the limbo that's for sure.

Posted by: daveinbedstuy at October 30, 2008 2:12 PM

Posted by: Santa at October 30, 2008 2:34 PM

Posted by: wasder at October 30, 2008 2:38 PM

Posted by: sam at October 30, 2008 2:51 PM

This house is very pretty.

Posted by: sebb at October 30, 2008 3:20 PM

I was out all day shopping for a Spanish/English Dictionary.

La casa es puesta precio muy alto.
(The house is overpriced)

Posted by: bayridgegirl at October 30, 2008 4:41 PM

Oh boy. Could the owner's duplex be a triplex that includes the fourth floor? As in the Little Princess?
