House of the Day: 206 208 Hancock Street

Unless Corcoran has the listing, it's hard to unearth addresses for most of the houses on the market in Bed Stuy; brokers like Fillmore and, in this case, Weichert are loathe to include street addresses with the listings, so it's only by using a little gumshoe that we can feature a lot of these places. One such house, which we happened to pass by this weekend, is 206 208 Hancock Street. The three-family house has an eye-catching turrett. Besides that, it's hard to know what lies within, cuz there are no interior pics. Nice going, guys! Way to help your client out. Asking price for the 3,600-square-foot building? $799,000. Hancock Street is great, but unless there's some well-preserved architectural detail and some nice kitchens and bathrooms in there, that's a stretch in these trying times. Update: Looks like we eye-balled the address wrong and this is actually the same house we profiled last summer when it was asking $859,000.

Wait a sec... you had 208 Hancock as the HOTD back in August. Is 206 for sale too? Or is there perhaps some confusion due to the placement of the For Sale sign?

No worries, it's an adorable house. Glad to see it getting some more love.
Re: the inside, I've seen it and it needs major work on 3 of its 4 floors, but the parlor floor is a nicely renovated stand-alone apartment so an owner would have somewhere to live while doing the reno. Plenty of details to restore. I posted more observations in the original HOTD thread.

Hancock Street is one of the finest streets, architecturally speaking, in Brooklyn. I love the variety and quality of the row houses along Hancock, both in and out of the small historic district.
The house with the turret looks well maintained from the exterior. It is a 3-family so it is unrealistic to expect the full-lux treatment of houses that are single-family or single-family with a garden level apartment. I would suspect the three units are pretty basic. Why would one even think that an old house like would be up-to-date and perfect? That is the exception, not the rule.

What would be a good price for a house like this-nowadays? You say 799k is too much but don't give an alternative. Do you think its 100k over priced? Just curious because the rents on this block are good--if someone could pick this baby up--it would pay for itself.

I am the biggest cheerleader for Bedford Stuyvesant but I think this house is about 100K over price. This house has wonderful details but nothing has been done to this house since the 1880s. Well the parlor floor was chopped up with a few partitions but most of the details are still here but in very bad condition. Tons of lead paint has to be stripped and the floors all have to be redone. I think this house should go for 699K because you have to put 300K worth of work into it to make it the once grand townhouse it was 100 years ago.

Also I hate that Fillmore and others don't put address to the properties. Sometimes can go without floor plans but interior photos would be very helpful.

On the house though, you're dead right. It most likely needs all new systems: electrical, plumbing and HVAC. New roof too? That said, it's certainly one of the more beautiful homes in Bed Stuy and as much as I hate to disparage brownstones, it won't require the typical facade re-do. In fact, from the outside it looks well preserved.

Anybody know if any electrical/plumbing/heating upgrades have been done?

And it needs new windows.

Given what I paid for my place (only 2,560 sq. ft.) at the top of the market, this place would be worth close to $900,000 or more in this market if all of its architectural details were restored, it had a new kitchen in each of the units, new elctrical, new plumbing, new baths, new windows. All of that is going to cost about another $300,000 or more.

We should form a team Dave... You know things are crazy today and I know I going to hear "I remember when houses on Hancock Street went for under 800K" but this is not 2011. Who ever buys this house will get a diamond and the ROUGH but the it should be priced right. This wonderful neighborhood has come a long way but we have not met the promise land yet.

I feel that there are few better houses for sale in Bed Stuy then this garbage for it to be posted twice as HOTD. Mr.B you have to get it together, the site has loss credibility with the recent listings you put up. Its a bad market and you've yet to list anything thats even worth considering.

And Dave what the hell you talking about, since when have you become the poster boy for Bed stuy. The house doesn't need that much work or it would reflect the price. This house has a funny layout. bad realtor and it needs some work and badly priced thats the only reason it hasn't sold.

Bad Realtor is right... He tells you as you walk in that a offer has been made. Do they all really think we are that stupid. Seems like 80% of the Realtors in NYC are like this.

I haven't seen the inside of the house, but this is a spectacular block and great location--2.5 short blocks from the A and C trains, decent supermarket close by, easy parking, nice neighbors. And anyone who walks the block can see that it's not that it has a long way to go--it's never gone down. It's a beautiful block and it's been a beautiful block for a century or so.

I've been looking at so many houses with all sorts of brokers and that's a classic line with the smaller ones. Sometimes it has proven true and sometimes, not. It's not an enticement, that's for sure.

After reviewing what we saw, we did not see this house. I got it mixed up with one from that same realtor that was also overpriced.

You are funny Dave...the small house a few doors down is WAY over priced. I think southern Bedford Stuyvesant is on the come up but I the Realtors are not helping the area by being so greedy. I bet if you talked to the owner of this house before he put it on the market it would have been a different asking price(much lower).

Mopar, if I thought the broker was making up a story, I think I would ask the broker why they were wasting my time if there was a good, solid offer that the seller was probably going to accept. The likely response would be that the seller was still open to other offers. At that point, I'd have to control my temper at the game being played and try not to call the broker's bluff. If there is already a good, solid offer that is going to be accepted, then why trying to pressure me by mentioning it. This isn't 2004 with bidding wars on every pile of bricks Brooklyn. Lame.

It's amazing how all of you don't understand that mortgage these days are not given out, I have met the realtor and he treated me with professionalism and respect, he did mention to me that there was offers on the table but they fell through due to mortgage but it's people like you who critique a house that is gorgeous on the outside and has many original details on the inside and for Mr. Brownstoner...I am disappointed to see that this house was posted before and since you drove by before meaning this past august that you posted the same blog, you should have known better. It's also funny to see people actually seeing this house and never placed an offer for it but yet critique the property, I hope everyone on this website actually has a job because it doesn't seem like it since ya got nothing better to do that to critique a house twice and not buy it!!!And as for the realtor I give him a thumbs up as he is trying to get this house sold and not listening to all these stupid critiques. Remember....REALTORS have families too to support and they will do anything they need to get a listing and then try to sell it!! As we all know how many realtors there are in brooklyn, and competing between each other is always a challenge. Same as in a work place, ya'll should have got laid off in the past and you know how it feels and as to the realtor, he is trying and he will be successful even in this market, THANX TO OUR MORTGAGE CRISIS!!!
