House of the Day: 448 6th Street

We're in love with the bayfront brownstone at 448 6th Street that just hit the market. It feels historically authentic but not precious, and it's a little different from your standard-issue brownstone. The asking price is $2,825,000. Given the current meltdown and the fact that the house is only 17 feet wide, that's going to be tough, but, man, whoever ends up here is a lucky duck.

This house is gorgeous. I really love what they've done with the inside. I think it's probably one of my favorite homes ever highlighted here. Buyer will be lucky, indeed.

This seems odd to me. Just odd. I can't imagine how the price was determined.
South Slope;unlikely to be on a park block as there is no mention of where on 6th it is located; an ancient (albeit cute) kitchen on the lowest level of the house; no powder room on the parlor floor; very little closet space in bedrooms; a tanking and frightening economy, and finally, the biggie, only 17 feet wide making living space arranging a challenge (Although I am biased here - we won't consider anything under 18 feet, an we prefer 20).
Agree with Mister B about the authentic detail, but close to 3 million? For detail?

The house is between 6th and 7th Avenues.
I think people pay a premium for a gorgeous one family move in ready house like this, bad economy or not. Everyone in the city is not sunk.

One more thing: I don't think any of the fireplaces are opened. Another big druther for me. I know you can usually do it, but for much bother and expense. For this price, the fireplaces - at least one - should be wood burning.

This is a typical example of overinflated prices. Houses like this went for 1 million less than 10 years ago, and have now tripled in value? Hard to say how it will fare now, since it may take a while for market shake-down to make itself felt. But this is an optimistic ask to say the least - would have been even pre-crisis, but at this point, seems foolish. They could move this much faster for several 100K less.

11217, I guess you and I have distinctly different ideas as to what constitutes "move in ready" for almost 3 million dollars.
That kitchen, even if we're looking at nothing else, is not even close to acceptable at this price point. I think you've got about 2 sq. feet of laminate counterspace, tops.
Have we had this little tiff before?

Nokilissa, you're likely correct on the fireplaces being closed. I would have to think they would be mentioned in the listing if they were functional. It's also a big druther for me too (I absolutely love having working fireplaces in my home).
I think overall the home is very nice, albeit on the narrow side. I'm not too crazy about the kitchen and dining rooms being on separate floors, but it's not completely unusual from the brownstones I've seen.

lovely, and definitely calls for the hiring of a small staff with uniforms, strong calves (for carrying dinner service upstairs, naturally), traditional senses of comportment and saucy notes of delightful irreverence. can't you just see the sunlight dappling on the maids busy with their feather dusters and hepa-filter vacuum cleaners as the children giggle through their lessons with the governess and the cook kneads the bread, all whilst in preparation for the lord and lady's return from a fortnight in the country?
with the center stair and the removal of the dividing wall on the parlor floor, the only room where i can see the 17' really mattering is that ground-floor den. and this place has enough other spaces that it shouldn't be an issue. it's a move-in ready single-family house near the park, and will sell quickly, most likely around 2.5. discount for the fact that it's not in ps 321, even though buyers most likely would be private-school-bound or perhaps already comfortably esconsed in 321.

Cons: hate the laundry in the basement, and I'd want a bathroom/butler's pantry on the parlor floor.

I love the kitchen, and wouldn't change a thing about it. So yes, we do have very different styles, apparently.
I don't really care about our "tiffs" because it seems that nothing in the world could possibly make you happy. You literally complain about each and every house that comes on here. I personally think THAT is a lot more "odd" than the price.
I have no idea what the selling price will be, but I think this is exactly the type of house that most people looking for a 1 family in Park Slope are looking for.
You clearly do not fall into that "most" category, so let's just drop it.

This is a super-charming house. The front bays are magnificent. I love the layout as well, with the kitchen where it should be, on the garden level. The one alteration I would make would be to create a window wall, with French doors perhaps, opening up to the back yard from the kitchen. I really like this house and though I think the price is very high, and unaffordable, it isn't absurd given its beauty and location. I would prefer a 17-foot-wide house with detail and good layout than a 20-footer with a bad layout and "standard-issue features. But who can afford this right now? Moreover who has the courage to spend this kind of mega-money right now?

Very charming house. I like the kitchen a lot. Much preferable to cold lab-like kitchens, for me.
Don't know about the price, but it only takes one person who absolutely falls in love, and wants to spend the cash on a long term family home, to go for it. I guess we shall see.

The dining room is undoubetly supposed to be the "den" on the garden floor--right next to the kitchen. The current owners simply have placed thier dining table on the parlor floor. Put it on the garden level and there is no issue.
The kitchen is adorable and it's easy to see that it could be fab. However, I agree with the point that it is not "worthy" of a 2.8M house.
I love this house, but I think the asking price is unrealistic in the best of times--and in the current "environment" it seems really really high. It is totally true that not everyone is hurting--but even the richest are nervous and are watching their investments very carefully.

Oh I don't know about completely redone. The 1950s aquamarine old style cupboard is charming. And when your red bricks are that shade of red, show em off.
The rest can go, including the prison bars. Mind you with a garden, I mean yard, like that, who knows whats hiding out there.

This is def. not a kitchen in a 3m dollar house. It's like a dorm room kitchen. There's two feet of counter space. No need to worry about hiring people to carry the food upstairs to the dining room during dinner parties, cause there's no room to prepare food for the those parties.
Hope one of those pots and pans doesn't fall as your over the stove stirring.
I'm so tired of poorly laid out, badly designed kitchens in these 'luxury' homes.
Sure this home is in 'move' in condition, but so is an apartment with a counter and a hot plate.

I Have no idea how this little sophomoric attack was instigated, but you clearly have some issues with me (of which I was unaware hence my attempt to connect with you using some humor with my "tiff" question), that render you guilty of selective inattention.
I most definitely do not "complain" about "each and every house that comes on here" and am genuinely surprised by that perception. If I have offended you or others with my honest and open appraisals of homes and their asking prices, I apologize, but I am under the delusion that that is the purpose of this site.
As for the mean-spirited name calling and insinuation that I am some sort of princess, nothing I can do about that, but I disagree with you. I am far, FAR, from that.
Btw, Dave, the "shower" on the top floor is probably a skylight.

With the exception of the kitchen I flat out love it. The character is so unique. My house is 17' wide with the parlor floor wall removed (like they have here) so it doesn't seem narrow at all.
I agree that for 3m the kitchen should be top of the line but I would rather buy it like this (with a price reduction negotiated based upon the dated kitchen) and do it myself than have them install appliance I didn't like and do something so totally modern it didn't jive with the rest of the house. I'm picturing soapstone, butcher block and an Aga range here. High end but not "lab-like" (I like that description MM), this needs something special.

I agree with 11217, I think this house is in "move-in" condition. It is good enough shape to move in and live there a while and then assess how you want to approach changes and upgrades. As I wrote earlier, I would like french doors looking out on to a terrace, but maybe once I lived there I would think of something else. I really love this house more than most others I have seen here. I assume that most days the family would dine in the garden level. A "formal" dining room upstairs could be great for fancy occassions. A dumb waiter could be installed easily for the dishes. This arrangement will far outlive the current "kitchen in the living room" vogue, which I think it often an excuse for developers to cheat one out of the extra room and square footage of a real kitchen in new buildings.
PS: Nokilissa, there is nothing wrong with being picky especially if you still have cash these days.

Polemicist - I'm going by comps, which I think will be adjusted as a result of this crisis. Already, for this location, size and condition, this price would have been optimistic this summer. Now, it just seems absurd. Not saying it's not a nice house with potential, but I personally wouldn't touch it for much over $2mill, and that's still a very big chunk of change in this climate.

I realize things are quite different than they were even a month ago, but as for comps, haven't there been at least a couple houses go for 2 million (or a little over) quite a bit farther south...I want to say 12th street and another one down near there as well. From what I recall they were also much smaller.
I'd say this is priced to go a few hundred thousand less than asking. According to Property Shark, the owners have been here since 1976, so they stand to make a BUNDLE either way.

11217 - this place is priced as if things were still on the upswing, which they most certainly are not. I've seen 20' wide 4-story homes on this block in as if not nicer condition asking less this past spring. If they get their price, or even a "mere" few 100K less, more power to them, but I would be very, very surprised.

With regard to your "can't we all just get along?", Biff We apparently cannot. This wasn't a "fight" or a momentary inability to get along. It also didn't feel like an issue over who was right or wrong. It felt really personal. I am miffed/biffed by the attack and I'm genuinely perplexed and hurt by it. Corcoran had one on this very block for about 2.6 - I think the listing went away, since I never saw it go from "for sale" to "in contract" - maybe the owners took it off market?

It might be priced as such, Ms. Muffet, but I think most sane sellers are hoping to still price high (since a lot of people who don't work on Wall Street may not actually be feeling "the pinch" quite yet, but just reading and hearing about it on tv) but they know that buyers are going to lowball. And just as these owners bought for a song in 1976, there might be people thinking that they are going to raise their family here for the next 30 years, and people will be saying the same of them when they look to sell in 2040.
Sure they could price it lower to begin with, but everyone has different strategies on how to sell a home. I don't necessarily know which is best, but I'm pretty sure these owners know they probably aren't getting 2.8

I appreciate your words, Biff, but Nokilissa has always rubbed me the wrong way. Every other post mentions what she does and does not expect for 3 million dollars. She's been on here "looking" for a house for how many months/years?
I find her posts snippy, her attitude downright nasty at times, and to me she comes across as incredibly spoiled and entitled. Maybe that's not the case, but that's the sense I get.
I'm sure there are some who don't appreciate my posts either, but to say I would be "hurt" by another persons posts on here would be kinda ridiculous. It's a blog and I don't know here personally. This isn't a family...it's an online blog about real estate. For all I know Biff...you ARE Nokilissa.
I have followed her posts for a while now, and they are usually negative, references her house "budget" whenever she can, and oftentimes makes rude and stereotypical remarks about people...hipsters...trust funders...we've heard it all.

Oh wow, the kitchen. What a great fireplace. Agree with above poster about the Aga stove. What a great opportunity to put in Edwardian or 1920s-style plain cupboards and wooden counters. You could run a counter on the opposite wall, but I have found with a big table like that you don't need it.

11217, I appreciate your explanation and I can't help the way you feel about her, but my own experience with her has shown me that she is a very kind person who is quite serious in her search for a dream home for her and her family. She has the means to afford the places she's expressed interest in. I just don't think she should be faulted for being selective in finding such a place, even if that means it's taken her months or even years to do so. In my most recent search, I literally saw over 100 homes in numerous areas in Manhattan and Brooklyn and took over a year to find the "right" place, so I can understand others who go through a similar painstaking process; particularly when they have a family to consider.
Anyway, I really don't think she means any harm when joking about others and I find her, as I find you, to be one of the most interesting posters here. As I've mentioned, I will not be attendance on Thursday...it's our annual co-op meeting, and I would like to be there.
As for the rest, I look to brownstoner as a source of information on occasion, for the love of brownstones, and yes...for entertainment at times.
I do not look to brownstoner for friends or family, and while I don't fault people for wanting to do the same, I think for me personally, this is a lot more fun with everyone being anonymous. Otherwise, why even have the blog after you've all met...it's just a club at that point. Just get off the web and go talk about this stuff in person.
That doesn't mean I don't respect and enjoy most of the people on here, but I don't get personally offended or hurt by things that are said here...nor should anyone with any self respect or esteem.
It's still a blog, no matter what kind of relationship some of you choose to have outside the internets.

Wow that is one fantastic looking house. The unique exterior alone is worth it being only 17 feet and we have no problems with lay out. That kitchen however is not meant for a house of this caliber.The counter space is really tiny and reminds me of tenement studios on the LES but this is a problem that can be easily remedied with a $40K country style restoration.
MM I know what you mean the super modern minimalist Poliform look will be out of place here.
Now the pricing is a la 2006 but on Decadron i.e. needs to be reduced by about $600K in our opinion but who knows.
PS: 11217 we've noticed you seem very angry and impolite in your comments what exactly is the matter?

Sorry Pierre...Guess I'm in a bad mood today.
I used to really enjoy this blog, and now it's just a handful of people saying the same crap day after day. Strawberries, End of the World parties, whip cream, blah blah blah.
Where did all the posters go? Has traffic to the site sunk, or are many people just not registered and no longer commenting...?
It's lost much if its luster with the same 5 people talking about the same stuff day after day...much of it having absolutely nothing to do with the postings, and oftentimes is stuff that you'd hear sitting around an old folks cafeteria.
I know I don't always post on topic, but I miss the diversity of people who used to comment here. It seems to have basically become a message board.

I have no problem with either 11217 or Nokilissa but enough already with the crying. It is a blog after all and I think it's a little ridiculous to get all worked up about people making snarky comments. Lord knows I've made a few in my time.
When the comments 11217 made got ignored by the general populous instead of defending herself Nokilissa feigned shock that no one jumped to her defense causing Biff to "Champion" her cause. What's more Jr. HS than that?

I would also like to say, now that it's being brought up that some people here (Biff) have asked if I am a poster formerly named "Jerri Blank."
I am not, but I do know the person behind the name, as they are an acquaintance of mine. "Jerri" told me that Biff had created a mailufo account specifically for "Jerri," they exchanged many many emails and "Jerri" became very uncomfortable with the emails he was receiving from "Biff." He then noticed that the "mailufo" website no longer works, which led to even more skepticism.
I'm bringing this up because this is still the internet, and there are a lot of sick people in the world. I'm not making any judgments about anyone here and this could have been harmless fun (and "Jerri" took it the wrong way, perhaps...I don't know...) but I personally think it's better to be safe than sorry. I really don't want people I don't know to have too much information about me. I lead a professional life, have friends, date and would like to keep those things intact. I don't want to get involved with people who might have ulterior motives.
I also simply don't think this would be nearly as much fun once I met you all. We might as well just email each other after that, if we became friends.
Subsequently, "Jerri" got freaked out and no longer posts here. It's a shame that people on here have felt the need to monopolize and bully others.
To be honest, I preferred it when everyone who wanted to be, was anonymous. But it's not my blog, so I'll either continue to play by the rules or gradually fade away.

This house looks really pretty, the facade is lovely and given the central staircase I don't think the narrowness is such a big deal. Still, no photos of the bathrooms, no mention of mechanicals, no powder room in the parlor... I bet it needs more than cosmetic work. Even though the photos make the photos look lovely the cost is really way too high, but I am sure the owners know it. I wonder when it will see and how much it will go for.

No idea whether that is a good price or not but if you can afford that much in this environment then you really have no money worries whatsoever.
On the kitchen points - yes, it should have more than what is in the picture for the money but it's also a nice open space ready to do what you want with it. I would prefer to take the "glass half full" view here.

Not that I feel the need to explain this, but since you've thrown out pretty severe accusations, it was never a secret that I posted an email ID for jerri, which anyone on the site could have seen. Everything we discussed was lighthearted and there was no hint of anyone being "very uncomfortable" and it was indeed harmless fun. If someone felt uncomfortable enough to stop the exchange and not continue posting, I think it should be brought to the forefront and not swept under a rug.
This was said in a group of people at dinner in a conversation about Brooklyn, Brownstoner, etc. and there were other readers who also had pointed out to erratic and sometimes inappropriate comments by you, Biff. "Jerri" also showed us some of these said emails and quite frankly, I would have been uncomfortable with some of them too. Not only the content, but the sheer quantity and determination of the emails, even after "Jerri" stopped responding.
I would ever have mentioned it, except I did want to get it off my chest, knowing that some of you will be meeting. I was feeling guilty and while it might be nothing, sometimes when you have a hunch, it feels right to go with it.

and sam! why, I'm touched, although I must correct you. the live cable wires are my hair, yes, fashionably coiled,my superhero outfit is ever so fashionable, although honesty compels me to say that the bustle and farthingale offer a bit too much wind resistance to fly easily. I originally wanted to go with a classic Medusa look but that necessitated scaly yellow bird feet and I just couldn't give up the shoes.
The house is lovely- I love the kitchen but I would do some work in there. Some great old cabinets. Copper farmhouse sink is a yes! But the price is still way out of reach.

Frankly, I was surprised that you took so hard and took other to task for not coming to your defense. i think this house is lovely and overpriced. i am not a fan of having the kitchen and dining room on seperate floors. i was in a 16-17ft wide house in CH with this set up & b/c the house was narrow the stairs were steep and narrow and just didn't look to be a good set up. they also had a 'den' across from the kitchen and said the layout worked for them - whatever. also not being zoned for 321 is a problem for a family in this price range b/c that is a public-private school.
i know i'm 6 hours late on this but here is my 2 cents on the, biff, 11217, nokilissa drama - i read this site regularly and i don't always have the time or energy to comment. i have been reading this site for over 2 years. i agree almost 1000% with everything 11217 says here today and most days. i do not think he is racist or off base about nokilissa (no offense intended). biff is entertaining. the anonimity (sp) to me makes it more interesting. i know who DIBS is b/c i have seen him several times in the 'hood. i have never gone up to him & said - 'hey aren't you DIBS, i'm bkny'. why? b/c i like it this way. the bottom line is we are all very nosey people - that is why we are here commenting on other peoples home's & lives. if we are looking up strangers on property shark - what makes you think me or someone else is not going to investigate your situation after you meet & become 'friends'. i know what ALL of my friends paid for their homes etc..as i am sure you all do also.

Best thing about this house, besides the center stair, is the parquet floors. Nice!
