House of the Day: 29 Prospect Place

First off, this listing needs to be styled and rephotographed if it wants to have a shot at fetching its $2,695,000 asking price. While it's a perfectly nice house, it's not an eye-popping as much of its competition in the Slope and needs to be putting its best foot forward. We were also stunned to see that the house changed hands for just $799,000 in August 2004. Presumably some work has been done, but we don't think that new kitchen's gonna knock anyone's socks off. Time to raise your game!

As for the current price, only if it was an absolute stunner. Which this isn't.

Love the facade. Judging from the godawful photos chosen to show the place, I have no clue what to think. I'd like to attend the open house just to kick the realtor in the pants.

Certainly not a drive-by. You'd never know all that grandeur was behind that conservative facade. No kitchen pic though so none of you can be sure that you like the whole package.

This is so sad. we're so tired of the same old over-priced crap in Park Slope that we have to turn our attention to more, um, unique properties in Graves End and Mill Basin.
I have to admit the interiors of the latter are way more entertainng than Archie Bunker's decor on Prospect Place.

I hate to say this, but I'd rather live in the Mill Basin House than the PS one.

The Mill Basin mini mansion's floors are shinier than James Carville's noggin. I love that the "Style" is characterized as "Other". But there's no garage?? Where the heck am I supposed to park my chariot?

I am SO in love with nk's Mill Basin contribution. Don't even know what to say. It is truly unbelievable. I merely have to wonder at who might possibly buy this place in order to have the flickering of an answer to my oft repeated questions of late: WHO in the world, at THIS juncture, could possibly still be undecided? Back to the original HOTD...$2.65MM and you get a plastic shower curtain around a clawfoot tub. I don't think so.

Shower curtains are in the same category as curtains and other accessories.
Current home owner will probably take that with them.
Any old queen can come to the ball as long as they're dressed like a French one.

bayridgegirl...certainly I'm not expected to use the old, moldy, soap scum stained shower curtain that's there.
The fact that a shower curtain is required in a $2.65 MM home as opposed to a nice glass walled shower (+ the clawfoot tub for a bubblebath) is what irks me. SPEND SOME MONEY ON THAT BATHROOM YOU FOOLS.
God knows what the kitchen looks like!!! Formica?? It'd go with the whole Archie Bunker look.

Delusional pricing and a very poor interior makes for an uninteresting combination. The facade is decent and location is good but thats about it. We think this place is overpriced by @ least 40% in our estimation but then again one can always dream....grandiosity is still a DSM diagnostic criteria.

I loved Maude when I was growing up. It was wonderful seeing a strong, intelligent, witty woman in a lead role for a change. And Adrienne Barbeau wasn't exactly hard on the eyes. She was somewhat of a childhood dream.
