Development Watch: 63 Clifton Place

There used to be a non-descript one-story structure on this 50-foot-wide site at 63 Clifton Place in Clinton Hill; it was purchased for $1,600,000 in June 2007. Now there's the frame of a new five-story apartment building. While the height is in keeping with its neighbors, the set-back is a bummer. As for the finished design, we're not feeling overly optimistic: After all, the architect is Van Brody, the creative genius behind this place.

I hope everyone realizes what a bad block this is. In terms of Clinton Hill, this is one of the last dangerous pockets with drug dealers who hang out on nearby 57 stoop and harrass everyone. We had to move off from this block it was so bad.

I live on this block and I feel like its gotten much much better in the last year. The block between Grand and St. James is still a little problematic, but there seems to have been a lot of turnover and less "hanging out on the stoop". The new retail on Grand has made a difference. Does anyone know what is going to open in that space with the large paintings of faces on Grand?

i live on this block too - and don't consider it a bad block AT ALL. it's usually pretty peaceful, and the people hanging around have never, not ONCE harassed or bothered me.

Those balconies are going to look horrible. If this is a 50 foot lot. I'm pretty sure this is zoned R6B, so if it is in fact a 50 foot wide lot (and not more than 50 feet wide), I don't think that the set back from the existing street wall (both adjacent buildings look to have the same set back from the street) is permissible. Then again, maybe it is a bit wider than 50 feet, or maybe they got some sort of zoning exception (which defeats the purpose of the contexual rezoning, imo). I guess the upside of the setback is you won't see the ugly balconies as you look down the street as easily.

Balconies don't really work in these settings - they seem more attractive to the buyer than they actaully turn out to be once the buyer has moved in. They usually become a bicycle storage area. The only time they look good is when people make a concerted effort to beautify balconies with plants.

I saw the renderings for the condo project and I have to say the developer did a great job in making the project work within the landmark feel of the neighborhood and block. Each unit is to have private outdoor space and will have an elevator that goes to the roofdeck as well. I believe this could be one of the nicest new developments to ever come to Clinton Hill. It should sell quickly even in this current market....I beleive it is expected to start being marketed by summer of this year and will be simply called "Clifton Place".
