Condo of the Day: 30 Main Street Loft
We'll be interested to see how the prices in Dumbo, the highest in the borough, hold up in the coming months. Someone else who will be interested is the owner of this two-bedroom loft in the Sweeney Building at 30 Main Street who's set up his own FSBO site to take his message straight to the people. From the numerous photos, it's pretty clear this is a drool-worthy pad. In addition to the predictably high ceilings and abundance of light, the corner loft has a swanky kitchen and high-end bathrooms. The monthly charges come to $972. Price tag? $1,585,000.

This is a great space. Two bedrooms, two-and-a-half baths, That's nice. It will be interesting to see if they get their asking price. It isn't priced cheap.

That's my bathroom!!! Well, mine is slighly smaller but the same carrera marble and vanity stand. Very classy. Restoration Hardware fixtures I assume also.

What is it with these 3 baths in a 2 bed place, a stupid waste of space? And the additional effort of having to clean them. Besides, that1/2 bath directly off the living space is gross.

He deserves his 6% on the basis of his photos. Brokers should see that site and be ashamed of themselves.
But doesn't it seem the building is surrounded? No views?

I totally agree with denton--the site is so much better than than what brokers provide! This is what a listing should look like.
I also agree with booklynlove that this place isn't that hot at all--with the exception of the maste bath, which is pretty darn nice (all the suburban comforts, with an urban aesthetic). But other than that, the rooms aren't very big, most of the windows look at a building, and the floorplan is too boxy and boring.

it has buildings around it -- what is the problem with that? does it say somewhere that it has views? it's just a block up from the water.

love the bathrooms, but pretty sure they were standard issue TwoTrees circa 2001-2005. that's why they're successful!

a place almost 1700 sq' absolutely calls for 2 1/2 baths.
bath for each bedroom and a 1/2 for living/guests. makes complete sense.
this place is sweet. wish i had money.

You can do the bathroom with Pottery barn to save some money instead of going restoration hardware. I had spent some time just researching the pieces I wanted and surfed the internet looking for wholesalers looking to unload stock. I think I did it for maybe a quarter of the price that I would have spent just buying retail. I will mention that I do not have the separate shower though. Not enough room for that but I did manage to squeeze a washer/dryer combo unit in the bathroom. I'm still in the process of putting built in shelves and more tile but I'll post the pics when I'm done. Sorry for hijacking the thread.

Yup, a mil and a half. That's what I guessed. There's something about Dumbo and that's a fly ass crib. But FSBO reeks of desperation. A bid of 1M might stick (Ssshhhh! I think I hear the owner lurking in this thread).

it appears this unit does not face the bridge view (nor dock street). it appears to face onto main street (and howard alley on the short side), best i can determine. if that is the case, that puts this apartment on the corner of the building nearest the loading docks for the building across the street, and adjacent the loading dock for the building next door.

What's wrong with boxy? You prefer the caboose layout that brownstones offer (the biggest drawback IMHO).

There is a suspicious lack of pix showing the views, but this building is awesome and there is very little inventory for something like this. I would be a little surprised if they take more than a 5% haircut on the ask.
Dow, since when does FSBO reek of desperation? If you had the time to put together a site like that, you'd be out of your f*cking mind to pay Corcoran 6% on $1.5M.

This apartment looks amazing -- and at less than $940 per square foot it seems priced rather aggressively to sell (compared to other units that have sold in the neighborhood). I'll bet the owner gets asking if not more.

When it's on craigslist, that reeks of desperation. When it's a good site with professional images, that reeks of someone unwilling to pay a broker $90K to sell a highly desirable apartment.
A friend of mine paid $960/SF for a similar unit back in April, with seemingly much better views than this unit.

Or a stay at home spouse with a web design background -- I know several of these in Dumbo -- or a kid sister/brother who can do this kind of thing. It's just not that hard to do a cool website especially if you have some sense of design. That's why it's beyond the limits of reason that realtors still suck at it.
In this market, I think a FSBO tactic with a low price makes sense. Not sure this IS a low price, but you get my meaning.

I'm familiar with the building (been looking at it for awhile). The unit sold in April for $960/SF did have a slight view of the Manhattan Bridge, but it was also only a one Bedroom/home office. That is to say that the second room had no windows. True 2brs are rare in Walentas buildings which makes me think that this thing sells.
BTW, not sure where people are getting the desperation. I think this owner is pretty damn smart for trying to save 6% of 1.5M. He or she can always go with a broker later.

Adam...you and I have good taste. My bathroom is very similar and very Restoration Hardware. My second bath is all pottery Barn Fixtures. You're correct. They are pretty high quality for a fraction of the price.

If they have the time and energy to show and market the unit, good for them. Given their sense of style and design, I can see why'd they'd want to be in charge of the presentation.

this building is in the quieter part of dumbo at least. waterfront property justifies the price i suppose. I looked at a similar apt on a lower floor about 2 1/2 years ago for just under a million (i'm thinking it must have been smaller tho), and i do believe that they overestimate the sq footage a lot in that building. if you are interested in buying there, definitely bring your tape measure and make sure that you will have enough room.
btw-i agree with the above poster who saves 2 1/2 baths are too much. they are for a 2 bed rm. eliminate the 1/2 bath and turn it into a storage closet i say.

I think this place is great and well-priced. I think characterizing a FSBO as desperation is way off the mark - if they were desperate to unload they would have listed it with a broker like corcoran that likely has a much larger marketing budget and site traffic than the owner does and who could therefore sell it quickly. Probably just has a great web design background and wants to give FSBO a shot before forking over 6% to the man.

You guys guessing on the price should look at comparable sales in the hood. Nothing there sells for under $1000 a s.f. Even older units on low floors. If it has a good view it can go for 1600 a s.f. This place is cheap.

I love the 2 1/2 baths. That is one of the things that makes this special. I think it is a great unit. I would move in there in a second. The market is soft tho, if they want to sell, they will need to make a deal. I notice the maintenance is pretty high for DUMBO, although I suppose that is minor. Great unit, the detractors must have their own motives.
We already know from past postings that cmu does not believe in multiple bathrooms. He must be trying to unload a one-bath, three-bedroom apartment somewhere.

seriously deluded people on this blog. this place has the absolute antithesis of views. it hardly even has any clear space. the second bedroom is tight. so we have a 2 bedroom with one small bedroom, 2.5 baths, and virtually no open exposures. upside is a virtual guarantee that every resident gets his/her own crapper i guess. 7 figs alone is pushing the envelope in my opinion but i won't be surprised if some sheep pays that.

The entire floorplan fits in a 26x36' rectangle which comes out to 936 Sq. Ft.

I've been in this unit (well, not this exact one) and it may not be 1689 as advertised, but not by much. some might be confused by the "21 x 15" on the floor plan -- that's just the living area and doesn't include the kitchen and dining area (which is clear to see from the pics). I think the rough area is more like 32 x 50.

BKLove, i don't know about the particular views in this unit but this building is beautiful inside and out. It is precisely these kinds of units that will fare the best with the market turmoil. I ain't saying they won't go down, just less so than other condos.
