Condo of the Day: J Condo Penthouse

This will be an interesting test of the high-end market in Brooklyn: a 1,961-square-foot penthouse with a 1,758-square-foot terrace at the J Condo in Dumbo just hit the market with an asking price of $2,900,000. (Floorplan on the jump.) As we reported last week, someone just agreed to drop over $5 million on a penthouse at The Edge in Williamsburg, so it's not impossible, but it's still a tough sell!

I'm missing the whole Scarlet O'Hara thing here, but OK.
This is lovely, the space is ample and not cookie-cutter. But the location of this building has always been the deal-killer for me. I really hate the location of the J. It is just in no-man's land. Dunno, maybe if you drive everywhere it is convenient, but the idea of city-living is to be able to walk and take the trains here and there. Dunno, maybe for a celebrity with a dedicated driver. But still, Vinegar Hill?

The F train at York St is one block away. J Condo is acutally closer to transportation than buildings like 1 Main.

Sam, that is dumbo, not vinegar hill F train across from corner of building, A is four blocks and 2/3 is nine blocks
dumbo is a small town, but a lovely one

the apartment - are those the original marketing shots? looks like no one ever lived there

The building seems disconnected from the rest of DUMBO. It is close to the F, but that area is really ghastly. At least on Main or on Washington one still feels connected to Brooklyn Heights and the rest of Brooklyn. Here, north of the Manhattan Bridge, you're connected to what? the DOT tow pound and the projects? I just don't like it over there.

I think the standard spelling is magnificent, but we get the idea.
I think it is splashy rather than magnificent and well suited for a young person with more money than sense.

So.... who's buying a $3 million luxury penthouse a mile in the sky and actually giving a crap about the "neighborhood feel." This place is a manhattan extension type place. Quick cab rides to everywhere. It's only 1 stop across the river on the F-train so your east village friends will still speak to you.

The floorplan is intense, but based on that exterior photo, the building exterior looks like every crappy Mitchell-Lama in Brooklyn.

J Condo is next door to Superfine, across the street from several other cafes and merchants (including an organic dry cleaners), two blocks away from Modern Tots, the DUMBO General Store, etc., etc. I don't get the idea of it being a ghastly area -- maybe you have it confused with 99 Water St.?

Take a look at a couple other apts still available in the building... nothing exactly inspiring. $475k for a studio that looks like a freshly renovated dorm.

Well, at least you get the gym and access to the 32nd floor roof deck... $350/mo + the $430k mortgage (10% down)... sign me up!

I agree. This is what I consider PRIME dumbo. Very strong building. I'm still kicking myself for not picking up a place in Dumbo circa 2002-2003 but I was still very manhattan-centric at that time. Oh well.

I don't know much about the value of this type of apartment because its not my taste and I haven't seen any apartments of this "style". But, I have seen enough apartments to know that once the seller or broker start inventing words, its probably not that great.

It may not be as bad there as I recall, still in all, 3 million dollars for an apartment is a chunk of change. And I completely disagree that this is an extension of Manhattan. It is near Manhattan, but so is Fort Lee.
You live in New York County or you live in the boros, whether in the J or in an honest-to-goodness Mitchell Lama building. I don't think your pals in Tribeca will quite see parity with their digs. People are just snobby that way. And the traffic on the Bridge some nights can truly remind one that an annoying body of water separates you from the Land of Oz.

I agree with you babs. My point is that this place is just a manhattan-style building disconnected from reality below. No on can tell me that you have a sense of neighborhood living inside a bazillion-unit high-rise... wherever it is. I don't think your 500ft walk to the f-train get's you connected.

BRG, I'm quite confident she is. Now if the terrace was to be used for a modern day production of A Streetcar Named Desire (perhaps "An F Train Named Desire"?), I hope Blanche would not opt for the hoop skirt, lest Stanley catch a glimpse of her "southern charm".

Well tie my head to an ant hill and smear jelly on my ears, BRG (ok, that was much more Foghorn Leghorn than Rhett Butler). I think I've been as deep in the south as one can get, darlin' and I never had any issues with any of the southern belles I came across.

the problem with any outdoor space a J condo is NOISE. it is really really really loud with 4 trains above you. i looked at this building pre-construction and believed that the apts would be done well, but if you spend a lot of time outside, the noise is a deal killer.

oh yeah, plus the exhaust from 2 bridges and the BQE.

the only way this place is pleasant is with all the windows closed at all times.
