I like the marketing strategy of the Carrol Gardens House - 4 pictures and 3 sentences. That'll get'er sold.
Ditmas house has some nice details, not sure about the price, but it's listed by Cocoran, so I'm assuming it's overpriced.
Might check out Crown Heights, what do you all think of the price?

Ditmas Park place has some good, some bad and some ugly. But overall, I give it a thumbs up. For interested buyers, I would definitely recommend a lowball starting offer.
BRG, I thought the same thing re: Carroll Gardens place. Two of the four pics are of the same room and the one other inside pic isn't exactly impressive. Cobble Heights Realty is looking like Cobble Bites Realty.
Regarding the Crown Heights place, Montrose can probably give some good insight. I'm not at all digging the shag rugs, kitchen and color selections, but those are all fixable. Other work will also be needed, but it doesn't seem outrageously priced.

Carroll Gardens house is 3 pictures of the same room. For over 2 million dollars? You gotta do better than that.
Ditmas Park house has some great detail, beautiful floors. I don't like the kitchen or bathrooms, but overall beautiful house. Furniture goes with the current homeowner, thank goodness. Price not bad for the area, going by other houses featured here.
PLG house has had all of the charm removed, probably years ago. If you want a place to thoroughly modernize that doesn't look in too bad shape, this is it, there is nothing original left.
CH house (CH South, to be precise) is a great little fixer upper, lots to work with here. I'd like to get my hands on that gorgeous front door and move it over to my place, it's a beauty. I'm not familiar with the area, other than knowing where it is, so no comment on neighborhood or pricing.

My suggestion to lowball the Ditmas Park home was more a reflection of the state of the economy and the fact Corcoran priced it so I'm assuming there's wiggle room. But it doesn't seem far off from what it could get.
Montrose, I'm also digging the front door and facade of the CH home. If only the inside lived up to the expectations. The colors are hideous. But I do think it has potential.

Ditmas house looks very nice, but it's not in Ditmas. That's South Midwood, a dozen blocks from the edge of Ditmas Park proper.

Sorry, Bif and BRG. I don't know south of Eastern Parkway all that well. I've walked around over there, but it's a huge neighborhood. My impressions are that it is in one of those blocks that has full rows of houses just like this one, on both sides of the block, and is basically just fine. Not sure if the Hasidic community is on this block, but this is over where they are, and the neighborhood is probably a mix of Hasidic and Caribbean folk. It's near the Utica Ave subway on the 3/4 line, I believe.

The East 22nd Street house is east of Ocean Avenue in the South Midwood section of Victorian Flatbush. It is pratically a two-fare zone because it's a long walk to the Q train. It is huge house and appears to be move-in-ready although the kitchens and baths could use updating. That price is still a little too steep for that section of 'Ditmas'.

CH..needs a little bit of work, if the mechanicals are up to date, and it's only cosmetic, it might be worth it.

I love the colored glass above the front door.
I'd move the mirrors to the master bedroom ceiling, to bring a little dyker glitz into my life.

I think the Maple Street house still has some detail; it's just hidden behind a lot of stuff. Once it's empty it will look better. It still needs updating, so for inspiration look at 208 Midwood, which has been renovated with great taste. These two houses are basically the same, one just has a modern reno (and a higher price tag as a result).

The East 24th Street house is in South Midwood, not Ditmas Park. Why can't the folks at Corcoran get their neighborhood straight if they are selling in Victorian Flatbush? We have distinct neighborhoods here in Flatbush with active neighborhood associations.
I'm sure Barbara Corcoran could call the Flatbush Development Corp., request a map of the neighborhoods and tuter her brokers and salespersons.

The PLG house is one of many two story limestones and brownstones built by Realty Associates c. 1909/10 on all Lefferts Manor Bedford--Rogers blocks, close to Rogers. They're the smallest LM houses, but quite ample as a one family.
I usually don't disagree with MM, but it doesn't look to me as if the details have been stripped from this house, although most of the woodwork is painted. Of course it's kind of hard to tell because the photographs are really terrible. I haven't seen the house, but I THINK I can (just barely) discern a fair amount of detail in the miserable, badly lit, photos.
The ad says that this house is priced below market. I don't think that's true for two story LM houses of this type, other than those that have had extensive renovation.

CH south degrades precipitously after Albany...Prime CH south (if there is such a thing) is between Bedford and Albany. This particular house is shitty considering the area and needed work.....
considering the condition of the house.....I smell potential infrastructure upgrades needed.

Lived in Crown Heights for a while back in the day (although off Nostrand, so not familiar with the feeling out near Albany) I always liked north of Eastern Parkway better than south. It seems to be more densely populated south of eastern parkway, with alot more multi family apartment buildings and mixed styles of houses, where north seems to be mostly blocks of similar townhouses.

CH house has good bones. Near the Kingston stop on the 3/4. (First stop after Franklin Avenue.)
I beleive that is a mix of Jewish and Caribbeans there.
The details on the floors that are not covered with carpet have nice border details. Looks like they don't have shutters in the front windows.
The doors to the room with the wall 'o mirrors should have been pocket doors. Wouldn't be surprised if you found the track for the old doors under the carpet.
Colors are ugly but easily changed.
Carpets are ugly, but easily ripped out.
Wall 'o mirrors ...... ok, they should go. A little plaster to fill in the holes that are left behind and you are done.
Not much interior wood detail. And no fireplaces?
Kitchen is a gut reno, but usable. Love that 80's vibe though.
2 Floors and 2 Family? Need to ditch the extra kitchen upstairs if you want to live in this as a one family.
No picture of the backyard, so I assume it needs work.
An overgrown bush in front. (I'll leave further comment on that to Biff and Dave.)
I think this is a great place that needs some work. I think it is overpriced, but I would not be surprised if it goes for near ask.

I defer to better computer screens than mine on the PLG interiors.
CH house - I had a similar wall o mirrors in my house. That mastic was tough, and I had to fill in a lot of holes, but it was really great taking those puppies down.
I like all of the French doors, and I bet the floors underneath that carpeting are beautiful.

I agree that the PLG interior seems to have most of its details. It clearly needs a new kitchen. Last week I had the gall to suggest that it looked like prices in PLG were decreasing--one PLG resident said that I was anti-Brooklyn and obviously wanted old houses to fall into disrepair. So I dread saying anything negative about the pricing of the PLG house, but it does seem a bit high for the current market. We'll see.

MM - in some of the pics at CH, you can see in-laid borders in the floor....875 St. marks, had some beautiful in-lay (sigh)

The PLG house has some original detail, but not much. I believe a wall has been removed from the parlor floor to make the living room bigger. The kitchen and basement look very unattractive in these photos; hopefully they look better in real life. I don't think this house in this condition is priced under market; nicer houses in better condition in this area have gone for only slightly more when the market was in much better shape.

The big Ditmas Park house is terrific, especially inside. The others are pretty awful. The Crown Heights house is depressing in many ways. Starting with that front door, which looks like it belongs on a Bar and Grill joint.
I find it impossible to even think about prices at this moment. Can anyone truly be in the market to buy an expensive house right now? To all those who keep your millions stuffed in your matresses: This is your moment!!

I agree that it seems like McCain just kind of gummed things up, kind of like my gramps used to when I tried to include him in activities. I truly cannot imagine what possible connection to the American voter someone like McCain could have. He has never had a job, at least barry taught law somewhere. If any of these "fabulous properties dripping with detail" are going to worth more than spit on griddle, they better hammer out a bailout now that grandpa simpson has been shuffled off to Missisippi.

Regarding the CH house. It's actually fairly priced given it's condition. I can honestly say that the it was remodeled without consideration to the original design of the house. On that stretch of Union Street, the front door was built as a glass and iron door so that you have full view of the vestibule. The wood floors are classic parquet with mahagony inlays. It also looks like a lot of details are gone.
It is exactly 1/2 block away from the Lubavitcher headquarters at 770 Eastern Parkway and around the corner from the Brooklyn Jewish Children's Musuem. The closest train stop is the 3 at Kingston Avenue. It's two blocks away from the Schnectady entrance of the Utica Avenue 3/4 stop.
Just for a bit of perspective, Corcoran has a house in MUCH better condition one block over (Union Street between Albany and Troy) on the market for $900K. A house two doors down traded for $800K two years ago.
For the most part, people get along.

I have always wondered why people consider a play on a political candidate's name to be an appropriate substitute for intelligent debate. I note that this behavior seems to be mostly (but not exclusively) limited to people on the left, which is odd, because they also like to hold themselves out as the more intellectually side of the political house. I am always a bit mystified when otherwise intelligent people engage in this sort of behavior.

I can assure you I would be willing and able to engage in an intelligent debate with you over the real issues if Mr. B would care to set up a thread in which we can do so. Or we can do it in person on October 16.
For my part, I am always a bit mystified when otherwise intelligent people are still considering voting Republican, especially when considering where McCain and Palin stand on the serious issues. But hey, if you believe in creationism and that it's God's will we're in Iraq, good luck to you, friend.

Well I certainly didn't mean to, and in any event McCain is not "my man" even if there is a better than even odds chance that I will vote for him. I guess I was pointing out the futility of debating any of these things with people who resort to name calling. I generally don't consider people who consider "fundamentalist nutjob" to be an argument worthy of the time and energy it takes to actually talk about politics.
And I'm not going to bother watching the debates tonight. Watching two perfectly intelligent human beings dumb down complicated ideas into sound bites makes my skin crawl. I would gladly sit in a room with a group of calm, intelligent Democrats and Republicans (you know, people who don't resort to exclamation points or ad hominem attacks) to discuss the election. I have absolutely no interest in hearing the version that will be on TV tonight. I have too much respect for both men to watch them play party clown to the masses.

That observation out of the way, none of these houses is appealing...from the little I managed to read in the above comments, I agree that the photos are rather lacking for a house set at an asking price of $2m. The PLG house depresses me. The DP house's exterior photo almost gives the impression the house is on a hill...love those Cocorum photos! I think they must have invented "wide angle".
Such an inauspicious weekend for an open house...in more than one way. Ugh.

As it turns out, I did watch the debate. There is only one television in the house, and Mrs. Jackal absolutely insisted. Mrs. Jackal, an Obama supporter, spent a fair amount of energy making noises meant to make it clear to the rest of the audience (i.e., me) that she really really really likes Obama and really really really doesn't like McCain.
In conservative areas of the country, liberals constantly have to explain and defend their positions, while conservatives (who are already in the majority and therefore generally presumed to be right by any random group of people) instead resort to bullying and name-calling to enforce the majority opinion. The opposite is very much true in places like Park Slope. Most conservatives I know here are remarkably level-headed and well spoken about their views. Most liberals I know (that is, most of my friends and family) resort to playground bullying and name-calling rather than offering anything in the way of intelligent debate. It's fairly basic human nature I guess -- if you're already in the majority, the most efficient way to win is just to bully the minority -- but it still makes me sad to see otherwise intelligent people degrade into name-calling children every four years.
So yes, Pierre, I am just too scared to watch the debate. And there is a good chance that I will vote for the "fundamentalist nutjobs" McSame and the Disasta from Alaska. I guess that makes me a Southern Nascar fan.

I know for a fact that Montrose Morris has seen a picture of washington DC and therefore certainly is qualified to be Secretary of State. In which case , pierre you can take NYC. (who has a better sense of quality housing?)and DIBS for Dept. of Finance (Wasder- you can head up Independent Budget Oversight).

lechacal- you did make a good and fair minded argument on both sides, I think it's also fair to say that the republicans raised dirty campaigning to an art form over the last 8 years. Liberals and Dems have had their patriotism questioned, their values demeaned, their candidate swift boated- if we're pissed off who can blame us?
I can understand why people will vote for McCain and for the republican Party platform. What I don't understand is why anyone would want to see Sarah Palin as Vice President? After watching her stumble her way through interviews that even a 15 year old could have handled better, and listening to her try to frame a coherent sentence, why anyone would want to risk this country by having a someone so inept and unqualified one step away from the Presidency is beyond me. Why any woman would want a party in office that would not allow a woman to get an abortion even in cases of rape or incest is just mind boggling.
I know why people will vote for McCain- I know why I won't- but we need to think beyond McCain. McCain scares me- I watched a faded heroic old warrior struggling to deal with the 21st century while living in the 20th. We can't afford that. We need new ideas, new answers, new approaches- this is a drastically different world and I honestly don't see McCain capable of navigating it.
But Palin terrifies me. From her inability to grasp the basics of the world situation to her inability to communicate to her terrifying religious fundamentalism- she scares the bejeezus out of me. Mccain is no nutjob. He's erratic and desperate. Palin isn't a nutjob either- she'd be easy to dismiss if she was. But she's a shark in babe's clothing, and her ego stretches from Alaska to Russia (if you're standing on that island in Alaska). She's all style and no substance. And people like that are the worst of all. A pit bull with lipstick was a great line. It just isn't the way to run a country.

Lechacal - truly, I'm interested in hearing how you can in good conscience vote for McCain given the Palin pick. Even many conservatives are publicly proclaiming she should bow out, given how clearly out of her depth she is, and what a catastrophe she is on the campaign trail. Whatever people do and don't like about McCain, the Palin pick seems to me a grave error in judgment which is a total deal-breaker (not to mention McCain's other bad judgments, such as the erratic behavior he showed this past week). Picking her was the complete opposite of "country first" since it was a move that actually greatly jeopardizes the country, in an effort to purely grab some votes to win this race.
OK, I know we should be talking to houses, but I do think that this race has so much at stake that I don't even know if I'd want to stay in this country (and hence buy an overpriced house) if we are at risk of having the totally unqualified Palin a heartbeat away from running it.

Miss Muffett, I don't think there is very much at stake in this presidential race. In fact, I think there is very little at stake. There was much, much more at stake in the 2004 election. For the record, I voted for John Kerry.
In the middle of a crisis, the critical choice of leadership has already been made.
It's Saturday night and I'm sitting here working my ass off on matters very directly relating to the current crisis. I would be happy to defend my choice another time. Honestly. But explaining why I don't find Palin particularly offensive would take a lot of time, because it is not easy to do for this audience (see my post about being in the minority).

Pierre, there are rowhouses in DC. I've seen them. (am I qualified for this, or not, eh?) Works for me. I'm not that impressed with the White House, stylistically,though. I prefer late Victorian or better yet, an eclectic Arts and Crafts vibe. Now if the White House was William Morris' Red House, now we're talking. Please, spare me the Commie rejoinders.
If McCain wins, I may be relocating anyway. The UK's rather expensive, Canada's going to be filled with angry ex-pat Yanks, so I have to think about this carefully. I may be polishing my French, German or Italian. Or maybe my Jamaican patois.

That said, I have to agree with MM's sentiments. It's been a long scary ride the last 8 years and I can't blame it all on bin Laden. Not that I think McCain would turn out to be an awful President- I just don't think he has what it takes to improve our situation. But Palin as Vice President? No no no no no. She'll make Bush look like an intellectual and political giant by comparison. I can't even begin to explain how much the thought of Palin a heartbeat away from the presidency terrifies me.
I've watched the Bush administration unravel this country I love into something approaching a travesty of who and what we are. The culture wars are beyond anything I have ever seen and I believe every non-fundamentalist is just as concerned. I grew up believing what happened in Germany couldn't happen here because my parents -who lost family in the Holocaust- firmly believed it. I still believe it but not for a moment do I think religious fundamentalism belongs in our policies or our laws and with a Sarah Palin in office we can kiss religious freedom goodbye.
We can kiss a lot of things goodbye, including equal rights for women and gays, the right to our own medical decisions and the right to walk into a pharmacy or hospital and get medication or treatment no matter what. And that's already happening- Bush is trying to pass a law that pulls federal funding from hospitals that do not allow doctors or nurses to refuse to treat people based on their own personal religious beliefs. If that doesn't frighten people it's because they're dead.
And beyond that I think Palin is totally unqualified and unable. This country doesn't need a lipstick wearing canine- we need a human being with brains and foresight.

This makes it clear that the CG zoning text amendment has already made a huge difference. That specific townhouse at 120 3rd Pl. was slated to be gigantisized (my new favorite word). Clearly the developer was thwarted and has to bail.
