So what can we learn from this? Buyers were setting their asking prices 10% too high six months ago.

No offense Dora but that's what people have been saying for about a year now. I think there's tremendous value in Brooklyn brownstones for the money. And you can't beat the taxes over here compared to Manhattan.

Many people don't realize the savings. My 1 bedroom 780 sq ft condo on the upper east side had RE taxes of $5,000 and CCs of $6,720...for a total of $11,720. My 2,600 sq ft brownstone has RE taxes of $2,000 in Bed Stuy and I'm renting out the ground level for $1,200 a month (which is cheap). Net, net I'm up $24,000 with the move!!! That's a lot of car service to/from Manhattan!!!

I think the Sterling Place went for $2.7 even, Elliott Place $1.35, St Felix I believe was converted into a rent-to-own, and Madison Street experienced a pricing war and finally sold for double the asking price.

Phew! I was afraid that shiny interior house in FG wouldn't sell. I'm puttin' our house on the market yesterday! Seems like stuff is still moving. Am I wrong? We'll price our house a couple 100Ks below today's market (is each day different one to the next?!!!), move it superfast and require downpayment in gold, wheat or frozen orange juice.

What do Sniff and Daveinbed think? You guys are always up for a comment...you can add one on Monday...and yes, it's just past 8PM on a Friday and I'm logging off...actually going to do more work-work. Ugh.

Either one of you want to buy a house in FG?

...watch, it'll turn out the buyers are investment bankers/traders who signed before seeing the handwriting on the wall and the deals will fall through. Brownstoner should add a "Deals That Fell Through" feature on top of the FOTD, HOTD, OHP:6ML...
