House of the Day: 47 Sidney Place

The oddest thing about the new listing for 47 Sidney Place in Brooklyn Heights is the broker the sellers chose to use: Tabak. We can't recall them ever having a Brooklyn listing, and they're not likely to get a whole lot more giving the lame, lazy effort they're making on this two-family house. With a price tag of $5,250,000, you'd think they could take a nice shot of the exterior and include some interior views as well. As it is, it's pretty hard to comment on the pricing. The description makes the house sound pretty fancy schmancy, but without pics there's no way to know whether it's well-done, or just nouveau cheese.

As for the listing. Why on earth do people cheap out like this on brokers? Especially when trying to move a $5MM+ property in this environment? And would you buy Brooklyn property from a firm whose motto is, "the only company to exclusively sell and lease Real Estate in Tribeca."?

I got a reply back from the broker who said he had just listed it and "the photographer will be taking pictures and they will be up soon." The he reminded me of the open house.
So, no help whatsover from Mr. Melnick.
Maybe only 3% Adam.

For what it is worth, Sydney Place is a lovely, lovely street in Brooklyn Heights. I would move there in an instant if I could afford it.

This place would be listed for $325,000 in Wasilla. But to Schult's point, Sydney Place is indeed a beautiful block.

It would be about $850,000 in Bed Stuy and that's a hell of a lot closer than Wasilla. 12-15 minutes to Manhattan on the A train "experience"

They're at least $1 million too high in this market. No Brooklyn Heights house has cracked the low 4s in the past 2 years (and those were the peak bubble years) except for a few super primo locations/houses. This is nice but it's not quite there.

This is not saying: $5.2 Million to me.
It is not as nice as the Moonstruck House and that went
for 4.
They should have used regular old exterior latex on the trim rather than the "self-washing" paint, which streaks and makes a mess.
Better yet, they should have removed the white paint altogether and restored the brownstone trim.

In Wasilla, a comparable home would be more horizontally oriented, clad in aluminum, and perched on wheels and/or cinder blocks. But with the de rigeur meth lab, it would be a more profitable investment than this place.

I made it a point to never go see a place that didn't have interior pics shown on the website. I didn't care how great the agent described it. I wasn't about to waste my time on speculation.

I couldn’t stay away from the TV. So last night I watched a PBS special on debates. And they showed the clip of the debate where Bush and Gore were arguing on who was best equipped to utilize the 230billion surplus. Ahhh those were the days!
If McPain wins this house is worth 450K in Brookln Heights. And $5000 in Alaska.

Er- hate to throw a wrench in the works but that's not a menorah. A menorah would have 8 candle holders, 1 for each of the 7 days of the week and one more to hold the candle that lights them (losing brain cells- can't recall the Hebrew name for it). And they aren't exhibited year round on an end table. We keep them in our grandmothers oversized walnut buffet with the tacky china and the pesach plate a family friend "regifted" us with. I think this is a kwaanza candelabra.
Omigod, I can't believe I am engaging in a debate about the ethnicity of candle holders.'scuse folks- I need a drink.
Other than that, I find this house to be tasteful and understated.The subtle use of color and the right on target accessorizing really show what a good stager can do with very little.

bxgrl, you're right. This home will bring out the minimalist-seeking buyer. My only complaint is the plain wooden cutting board on the counter in the kitchen; it's completely out of context. A sequine-laced, leather-bordered marble cutting board shaped like a Travelocity gnome would be so much more appropriate.

bxgirl, I think the waterbug has made you lose the few brain cells you were trying to hold on to. A menorah has seven candles, the object in the bedstand is most definitely a menorah. A plain, understated menorah I might add, the kind I saw in shops in St. Petersburg a few years back. (Kwansa, yeah right. Ha ha.)

Two different types. However the 7 branch menorah is used in temples- not on a nightstand at home. The 9 branch menorah is used in Jewish homes to celebrate Chanukah. I was off by one day - forgot the story for a moment.
In any case, that candleabra is not an indication of what religion the homeowners are. So obviously I still have plenty of brain cells left (certainly more than you do).

Its not that the HOTD was uninteresting; its just that we weren't given ANY information to assess its value. None of us would want to make snap judgements and snarky comments that would be ill-informed here.
The HOTD discussion should be the one sacrosanct thread on brownstoner that maintains the integrity of the discussion of real estate.

Right on Dave. It would be nice to look up and see the moon on those clear nights as well.
We have a skylight over the stairwell and another in the upper floor bathroom with the tin vents in the peak of each. I remember how when we first moved in how loud it sounded when it would rain. Now it's soothing.

If you bothered to read- 8 days of Chanukah. The 9th candle, the shamash, is used to light the others so a true chanukah menorah has NINE.

Sam, I don't think most Protestants observe Lent. That's a Roman thing, (although held on to by Anglicans and some Lutherans). You can get drummed out of the club for a faux-pas like that. ;)

I don't have any other words to describe and I just had my neighbors come over to look at the photos of this house. Probably one of my all time favorites.
I have an appraisal of a 12 million dollar penthouse in Las Vegas that rivals this. It has real flames that come out of the door frame when you walk thorugh them. Do you think brownstoner will let me post photos of it? The owner sold the place so I don't feel it would be inapropriate to post the pics. You got to see this penthouse.

This huge house is owned by the Falco family - not Jewish. Their house is on Ave W between E68th and E69th right near their construction biz on 69th. Oh, and it's not Mill Basin, it's Bergen Beach which is the neighborhood immediately to the west.
I can't imagine who will buy this place cause the mob is dead and the rich Russians, Israelis et al want to live amongst their own in Mill Basin. Fwiw, there are no Syrians here in the Basin.
