House of the Day: 511 3rd Street

This two-family brownstone at 511 3rd Street looks reasonably priced to us at $2,400,000. It's quite big (4,100 square feet) and has plenty of old-school charm. (The window layout on the upper floors also makes for an interesting facade.) As for comps, the far-smaller brick house at 516 3rd Street just closed last month for $2,850,000.

This is an open listing -- the owner is an attorney and is acting as her own broker and paying 3% to anyone who brings a buyer. Every firm on the street has it, but most don't advertise open listings, unlike Bellmarc.

The big question here is whether this needs any substantial work or not. If not, $2.4 mil seems like a very good price. If you have to spend $500K to move in, not so much.

I dunno. I suppose there could be something seriously wrong here, but for 500k you could gut this place and start fresh. Kitchen looks to be late 80s reno, sort of dated but looks usable.
Um, as for what dittoburg said, I plead miserably guilty.

Don't worry, ditto. Unlike DOWhat, we all know you still have control of all your senses. But it's eerie that the Restaurant of the Day Feature seems to have disappeared. Of course this comment will no longer make sense either once it's put back up!

Thanks wasder, I think we've all seen more inflammatory statements! The 'disappeared' comment just seemed odd - as in - I had no idea what it was referencing. Wondering if I was just missing something!

Babs, maybe you should stop and think out of the box for two minutes before you make rude, erroneous comments. Maybe no one else advertised it because they couldn't get in since they didn't have the KEYS like I do. Just because the owner is an attorney and is acting as her own broker does not mean thay I don't have a personal relationship with her and was given permission to advertise it AND show it before it went out to all brokers. So as of the Sept 4 writing everyone on the street did NOT have it. Actually NO ONE had it except me!
