Fast 'F' = yeah, according to the sq. ft. 6E is bigger by 633 sq. ft. and looking at the plans it clearly is larger.

Totally depends on how many kids you have or are going to have. The three bedroom is a three bedroom - hard to come by and highly desirable. If you just have one or a pair of the same gender that will share - I'd take the 2 bedroom. Much nicer space to actually live in, provided you don't have to many offspring.

I do, and therefore live in Ditmas Park.

Depends if either one faces Eastern Parkway. If the smaller one faces eastern parkway and has wonderful southern light and a view of the Brooklyn Museum and BBG and the larger faces the dark courtyard then prices seem right and they are both a good value.....

More space is just better. Doesn't matter if you have kids or not.

I say 6E all the way. I'd go straight to the condo board and see if I could blow out the wall btw. the kitchen, maids room and pantry and make it an eat-in kitchen. I'd also take out the hallway to the bedrooms to give the living room more space. You could then make it a living/dining room and convert (if needed) the dining room into another bedroom or study/den.

I would rather have a few spacious rooms, than live in a rabbit warren if I didn't have kids to house. I think the quality of space (including kitchen) is nicer in 3D. But some people might want an extra room more than a sense of space. Or some people might knock some walls down... This is Brownstoner afterall. However, I am DONE renovating in this lifetime.

But, seriously... is the larger/more expensive apt a better deal if you have to shell out time, effort and more cash to get what you want? I think it's just an expensive 3 bedroom apt in that case. But someone, somewhere will want that. Just as someone, somewhere, will not want the work. Each one is a deal for the person whose needs are met.

An extra 600 sf, no matter how it's configured, and a half bathe are surely worth more than 10K. Even if you're paying an extra 450 month in maintenance, 6E is a good deal. I'd even say it's underpriced.

6E is technically move in ready. So you don't HAVE to spend more money for reno. unless you want to. I'd get it for the possibilities. You have options for making the space work better. However, even if you don't do a thing you still have more space.

Both seem to be "viewless" but to get the extra space at less than $20/sq ft??? Also, you have to be commited to always paying 50% more in maintenance, assessments etc. too.

THL I am with you here 600 extra footage is too much to overlook plus I like the design features here also. Believe it or not that extra half bath is a huge luxury and by itself nearly compensates for the price differential not to mention the extra space.
Like DIBS said "The three bedroom is a three bedroom - hard to come by and highly desirable".

Not to nitpick here but 3D is only 1 3/4 bath...and, as THL points out, there doesn't seem to be a sink (and no room for one) on the floorplan for the 3/4 bath.

It's comforting to be half way around the world and find something as familiar as Turner Towers on the Web. I know both of these apartments from my boyhood days in Crown Heights.

Of course, issues of condition and view contribute to their relative desirability, but my familiarity with the apartments makes the choice easy: 6E.

There's no competition, really. I remember my parents' friends' "D" (or similar) apartment feeling cramped while their other friends' "E" (or similar) apartment stretched forever -- a real "house" in the city.

Eastern Parkway apartment houses were always very interesting to visit. Because they were so big and the apartments so varied, the experience of visiting the same building could be completely different, apartment to apartment. Turner Towers, though, was the grand daddy of them all. And the location, opposite the Brooklyn Museum and Botanical Garden couldn't be beat.

During the 50's the building was beginning to slide. This was before it went co-op and its halls and public spaces were getting thread-bare. Still, for kids in Brooklyn it seemed pretty grand. And people who lived there took real pride in it. (Most were Jewish, as were my parents' friends living there. I remember one, knowing my mother was raised in Park Slope, saying that Turner Towers was built to be superior to apartments on Prospect Park West that were "restricted" against Jewish families -- an unpleasant fact of life back then.)

Nice to see the building coming back.

Both are way overpriced. 3D is an absolute joke. Light-starved unit looks over courtyard. Worth $600K max

.A wonderful duplex penthouse next door is asking 699K -- and ain't going nowhere soon. Sprawling 3-bed looking down EP is sitting at 675K.

In any case, is anyone seriously thinking about buying now with the financial markets plunging?

Neither looks like a good deal. High maintenance, no laundry in unit, a beat-up bldg. And, agreed, not a good time.
