Co-op of the Day: 100 Underhill Avenue, #3

More FSBO action...This two-bedroom floor-through on the top floor of the three-story townhouse at 100 Underhill Avenue in Prospect Heights looks like a pretty fair deal. The 800-square-foot pad has a pretty standard layout (on the jump) for this type of thing, and the living and sleeping areas of the apartment have some original charm; in addition, the unit comes with exclusive roof rights, which has gotta be worth something. On the downside, we don't care much for the kitchen and bathroom stylings. Think it'll get its asking price of $575,000? There's an open house next Saturday from 11 to 2.

yeah the galley needs help but that's a fair price, especially so considering the low maintenance. That little half wall would open that kitchen right up; I'd blow it out right to the fireplace. And right across from the wonderful (if you have a child) Underhill Park.

priced right? its not a true 2 bed which is probably why its a fsbo, brokers wont list these guys as 2beds.

We used to live in this coop (first floor) and it is really a fantastic unit and a very friendly coop with excellent financials. Quiet, convenient and well maintained.

Oh, they'll lie through their teeth about square footage but have strict definitions about whether a room (with a window) qualifies as a bedroom? Gimme a break!

Maybe a little bit small for the price but not out of the question. They make a big point about the roof rights allowing you to turn it into a duplex but it looks to me like this would fall within the proposed historic district, right? Seems like you'd really need to get moving if you wanted to get plans approved before it gets landmarked. Now that the districting question is officially on the calendar I think there's already some extra regulatory hurdles to jump through.

This block is just outside the proposed historic district.
