Condos of the Day: 470 Washington Avenue

470-Washington-Avenue-0908.jpg
470-Washington-Ave-Interior.jpgWhile we're not wild about the finishes, it's nice to see this former boarded-up SRO at 470 Washington Avenue in Clinton Hill being reborn as a four-unit condo. Prices range from $245,000 for a 320-square-foot studio to $645,000 for a 830-square-foot top-floor two-bedroom plus balcony. How do you think these will fly?

"How do you think these will fly?"

Like someone on heroine off the roof of a 12-story building.

I was at the first open house a few weeks ago. They were nice looking apartments, good layouts, lots of closets (which so many apartments seem to forget is required in a residential dwelling) and decent bathrooms. My biggest takeaway, however, was how obnoxious, disinterested and uninformed the brokers were. One was on the phone the whole time, and the other could either not answer or refused to answer any of the questions asked. We left with such a bad taste about these, mainly because we would have hated to give those two jerks a commission.

I think these are really nice looking apts in a great location. I do think they are overpriced considering everything that we have seen going down. But compared to some of the new construction stuff for the same money I think these are pretty great apartments. Shave 50-100 off the price of the 2 bedroom and I bet it sells.

Will they be keeping the metal gate on the front door? That could be a selling point depending on how bad the economy gets.

How possibly did those windows pass landmarks? And if they were there pre-reno, why wouldn't someone have replaced them with something more appealing anyway?

Stoney, you gotta love that one of the selling points of the location is its proximity to Brooklyn Flea. Personnaly, I love how the pictures on the listing for the studio are apparently of a one bedroom.

Price is balanced by that low maintenance. I'd carefully check if there are any tax abatements in place, and if so, when they might expire.

Really generic looking finishes, though. That kitchen and bathroom scream rental.

The iconic image of Clinton Hill used to be the brownstone with the rolldown gate at the front door. How things have changed! Only a few of these reminders of the old days left. Good riddance.

Seems relatively reasonable considering the location. Not sure how the parlor floor windows passed landmarks. I assume the facade around the front door and the door will be restored soon.

1842 has a good point. If you are serious about buying one of these units check w/Landmarks to see if there are any violations, because if there are, and those parlor windows do look baaad, you are buying the violation along w/the apartment.

They do look nice, but I prefer this listing from Corcoran:

Just seems like a better buy.
