Condo of the Day: 1 Tiffany Place

We've always loved the exterior of 1 Tiffany Place, a five-story former warehouse that was converted to 70 condo units in, we believe, 1987. As for this particular unit, a two-bedroom, two-bath place currently asking $880,000 $840,000, the look and feel is a little too "new traditional" for us, but it's clearly a well-renovated and cared for apartment. The price (which also includes a free parking space) also looks in line with what other similarly-sized (1,095 1,195 square feet) apartments in the building have sold for. Does it sound reasonable to you? See for yourself at the open house this Sunday from 3-4:30.

Nice building, decent apartment, but my biggest beef with this is not with the apartment itself, but rather with the area, which has a serious lack of amenities and huge distance to the nearest public transportation. I briefly looked in this area once upon a time and am so glad I didn't buy anything. I can't help but think that so many people moving onto Tiffany Place have an "it's not so bad" view of the location until they move and reality sets in. It's really in no-man's land and I would advise buying east of the BQE in Cobble Hill or Carroll Gardens.

Plus it's really, really cold there by the river in the winter! That hike to the F train at Bergen and Smith is no fun!

It is not walking distance to anything. Definitely for someone who can drive to work.

Too far from the train... other than that, it just looks a bit overpriced to me.

babs, when I was looking there, places were advertising a free shuttle bus to the F train. That just about sealed my decision to steer clear of the area!

I think it's nice. I think it's a good price. you have views of the city so you aren't facing or hearing the BQE, you have a large open living area, 2 bathrooms, your own laundry. parking, a gym...geez, first i thought the mnt was too high but now that i read what i just wrote i think it's worth it...but then again...it's just me.

Biff, from the listing "..and a morning & evening shuttle to Borough Hall", so yes, there is a shuttle, but it isn't really free (you're paying for it with the maintenance fees).
Agree with others on the poor transportation options, but it might be a good option for someone who drives to work or needs a car for their business (sales).

Thanks JLater, I didn't get that far into the listing, but was recalling what was being offered a few years back when I briefly looked at a few places in that area. At least they're shuttling to Borough Hall, but I would never buy in NYC where one needs to shuttle to the subway. Even with a car, I think it decreases the value of the property and is a bummer for family and friends that don't have a car to get to and from your place.

i looked at a place a block or two away from here last may. Theres some cool stuff on columbia street and theres more and more stuff showing up. The highway is imposing tho.

it is .5 mile to subway...comparible walk to living many blocks of UES of 1st/York avenue. And distance to subway doesn't seem to be hurting pricey sales at 1 Brooklyn Bridge Park which is further. Not everyone needs to have 10 restaurants around corner because they can't waddle more than a few yards to stuff themselves.
Also zoned for P.S. 29. , has parking space included, and faces toward Manhattan not BQE.
So unless all goes down the drain with stock market, etc..
not bad pricing.

Petebklyn, how do you figure it's closer than One Brooklyn Bridge? Unless you're strictly talking about to the F line. One BB is far closer to Borough Hall and all the lines there. It'll also (possibly one day) be right on the edge of a beautiful, large park. Having said that, I wouldn't want to live there either as it's an uphill haul to get anywhere if one is walking or cycling.

The B61 stops about a block away and goes to Jay St/Borough Hall. Or to Fairway/Red Hook in the other direction. Yeah, I know, that's just out of the question! But anyway, I like this neighborhood a lot, but I wouldn't want to be on the facing the BQE side--I like to open a window once in a while without so much noise and soot. There are plenty of eating option on Union/Columbia/Henry and a short walk puts you on Court or Smith. I DO think the walk to the subway is shorter than from One Brooklyn Bridge, but not by much.

Very few living in One BBP will be walking to the subway except in an emergency. The walk is not bad, just four blocks on Joralemon Street to Boro Hall where there are many lines. But mostly, people there will drive, they will be among the non-subway riding class and of course they are hoping that the city imposes congestion pricing so that the riff-raff will not clog their route in and out of Manhattan. But comparing this building, which is in the middle of nowhere, to One BBP is nuts.

I used to live on Tiffany, but across the street. The BQE is dirty. If this apartment faces over the BQE then don't plan on opening your windows, ever.
The neighborhood is great if you really like walking. But to buy something upscale over there doesn't make sense to me. Resale could be a big problem.
