Checking In: On Prospect Park

Get 'em while you can: According to Streeteasy, On Prospect Park has 15 active listings left, including the $6,000,000 penthouse or the bargain one-bedroom for $840,000. Forty-one units are in contract (sorry, that $4.4 million four-bedroom's gone), and 23 have sold since January, 2007; the last one was on September 19th, a $940,000 one-bedroom on the fourth floor. Not exactly flying off the shelves, but developers are hanging tough: no price reductions have been issued. In fact, prices have increased in four units.

this is actually impressive that they've gotten this done with no price cuts. have to admit i am surprised.

I also am surprised. I doubt the developer will give accurate information on whether they are covering mansion tax, closing fees, lawyers fees, etc, making additional improvements or giving other incentives to get deals done at "asking price."
