Big Plans for 260 Flatbush Avenue

Some air rights must have changed hands at 260 Flatbush Avenue, because the former cellphone store is about to go from being a one-story, 4,000-square-foot building to an eight-story, 20,000-square-foot one, despite a Floor Area Ratio restriction of 2 on the 4,000-square-foot lot. (Flatbush Finger building, anyone?) The developer bought the property back in October 2006 for $3,980,000 and filed his initial plans shortly thereafter. They were not approved, though, until three weeks ago. GMAP P*Shark DOB

This site is three blocks away from the tallest building in Brooklyn and one of the largest transportation hubs in the US. It is located on the busiest avenue in the borough. If ever there was a place to have have high density development, this is it. How in god's name is the zoning similar to what you'd find in the suburbs of Kansas?

Double check Google maps: This bldg is not three blocks from the tallest bldg in Brooklyn. It's on Flatbush btw. Prospect Place and St. Marks Ave. It's right across the street from Franny's.

The building can be a tall as the street is wide in this zone on a 20/25ft wide lot. Flatbush Avenue is about 80ft wide.

get off the poor old guys case(Polemicist)- Brownstoner GMAP link takes you to Flatbush Ave Extension - not regular Flatbush Avenue.
WOuld be better if rest of those 1 stories where built up at the same time though. They are sometimes referred to as 'taxpayers' but they usually look like eyesores.

i live across the street from this and would rather look at a 8 story building than the empty hull of Big Daddy.

Zoning is actually R7-a (100 ft in from Flatbush Ave) so it’s pretty much as of right.

this place would have to be really, really ugly to do much visual damage to this section of flatbush. it would be nice if it was an improvement, but i suppose the best we can hope for is "not totally offensive."

Your zoning information is wrong. This is zoned R7A, which has a base FAR of 4.0.

Please forgive Polemicist for his gross inaccuracy.

This building if FOUR, not three, blocks from the borough's tallest building:

(1) St. Marks to Bergen
(2) Bergen to Dean
(3) Dean to Pacific
(4) Pacific to Hanson

Also, it's three blocks from several 8+ story buildings on Plaza Street, no to mention the new building on the site of the former Brooklyn Tabernacle.
