First Pricing Clues for 20 Henry Street

We'd been hearing from a couple of tipsters that brokers for the much-anticipated conversion-plus-new-build at 20 Henry Street were releasing price info to potential buyers, despite the fact that the website is still devoid of such info. On Thursday, Curbed posted a report that prices were "slightly over $1,100/sqft" and then on Friday DumboNYC posted some actual floorplans with prices: (1) a 1,530-square-foot three-bedroom for $1,575,000; (2) a 1,310-square-foot two-bedroom for $1,490,000; (3) a 726-square-foot one-bedroom for $625,000. Any other data points that readers know of?

No, but I'm liking Unit #3A-S. The isolation of the master from the other BR's is ideal and rare.

Not so keen on 5C-s with it's kitchen island in the living-dining area.

But then, for a mere 1.5 million, what can one expect? One should probably be thankful there are doors.

My curiosity is piqued, but pricing seems optimistic for pre-constr (I admit to being a nervous nellie about the state of the economy). This development might be a decent bellweather for the market's confidence in two of the higher priced nabes in the area. Wonder if anyone has compared the pricing to One Brooklyn Bridge, which I guess is the nearest pre-construction development on the market? Sounds like sales have slowed there based on other comments, though I'm not certain if that is speculation or based on facts.
