Sales Begin at The Isabella

Sales have officially started at The Isabella at 545 Washington Avenue in Clinton Hill but there's still not much information on the development's website. Just this (in flash player mode): "63 perfectly suited homes. 20 minutes to Manhattan. On-site rental parking. Walk down to Prospect Park. Fitness Center. Common roof deck. Fresh Direct at your service. Eligible for 421-A tax abatement. Opening late spring. Life deserved." (Late Spring? Better get on that.) Listings on StreetEasy range from $285,000 for a 465-square-foot studio to $980,000 for a 1,656-square-foot three-bedroom. And the press release sent to us added: "All of the residences will feature ceiling heights up to nine feet, floor-to-ceiling windows, part time doorman, 24-hour virtual doorman, video intercom security systems, and hardwood floors, as well as access to a residents’ only rooftop and fitness center. Select homes will offer private outdoor space and radiant floor heating ... Open kitchens will be outfitted with white-glass tile backsplash, Grey Oak cabinetry Energy-Star Bosch appliances, and stainless steel finishes by Kohler. Spacious bathrooms tout porcelain tiles, Wenge finish vanities, Kohler showers and vanities, and Toto toilets." How do you think it will sell?

Whereby "walk down to Prospect Park" we mean "walk uphill for a mile to Prospect Park."

The Developers Group has more info, but not prices, on their site:
http://thedevelopersgroup.com/buildings/building.aspx?buildingid=1152&
The prices seem high, especially when combined with those cc costs.

FLO beat me to it. Walk to Prospect Park? I guess it's doable. According to Google Map's walking directions, it's about a 20-minute jaunt to the gate at GAP.

This has no appeal for me.

Then I read that the places include Toto toilets? THE Toto toilet?

SOLD!

I mean, c'mon. Who cares about all that other real estate jibber jabber. We're talkin' TOTO toilets!

Interior looks exactly like an Ikea catalog....

Posted by: new2hood at July 31, 2008 11:38 AM

This is an instant classic. "Walk down to Prospect Park?" In what alternate universe is this an appropriate claim for a building located on Atlantic and Washington? And "24-hour virtual doorman?" What does this even mean? Does this virtual doorman call the cops when someone is breaking into the building and lurking in the stairway waiting to jump someone? Does this virtual doorman sign for packages? And it's nice that they are offering Fresh Direct to the residents. Does the apartment come with UPS and FedEx availability too?

My blood pressure rises when I read things written by realtors.

lechacal, you forgot to mention the toilets....

Posted by: new2hood at July 31, 2008 11:46 AM

Does anyone know when HPD issues the final 421a approval? Wouldn't it be in the developers' interest to have it in place
before sales begin?

It does look like an Ikea catalog...

You guys are nuts about toilets. Toto toilets are the best. It sold me on my 10 mil townhouse.

Posted by: billyboomer at July 31, 2008 11:57 AM

i wonder if the hotd from yesterday has toto toilets?

Posted by: new2hood at July 31, 2008 12:06 PM

How exactly does a bathroom "tout" something? Strangest subject/verb pairing I've seen in a long time.

Posted by: StuyMom at July 31, 2008 12:07 PM

I was thinking the CC are high as well. But you know folks, the TOTO toilet commands those kind of numbers.

Posted by: Fjorder at July 31, 2008 12:19 PM

Buttermilk - It's standard practice to start sales before HPD approval of a 421a application. The Condo plan usually lists the risk that HPD won't approve the 421a as one of the "special risks". Most educated buyers feel pretty comfortable buying with the 421a application pending. HPD doesn't have a ton of discretion, as long as you meet some pretty basic requirements, you will get the 421a. If you've got a reputable developer, you've got nothing to worry about. I'd be more concerned if it was some fly by night operation. Not sure who the developers of this building are... And, oh yeah - toto toilets!

Can I give them a "virtual down payment"?

Posted by: Biff Champion at July 31, 2008 12:25 PM

If you are in love with the toto, I hope you're not in love with the studio. There's only one in the building and it's ground floor...

Posted by: firsttimecaller at July 31, 2008 12:36 PM

Toto toilets! We sure aren't in Kansas anymore!

Posted by: wasder at July 31, 2008 12:37 PM

MMHtPH... thanks very much for clarifying that.
Totos and Wenge - these will sell like hotcakes.

Posted by: buttermilk channel at July 31, 2008 12:39 PM

It comes with Toto!!! Is Mr. Rourke from Fantasy Island the virtual doorman as well? i love Ricardo Montalban!

Posted by: slappy at July 31, 2008 12:47 PM

What most people don't know about Toto toilets is what they feature.
Did you know that when you sit down on them, a music chip alternately plays, "Africa" and " Rosanna"?

Prodigal Son, that hurt me. Jeff Porcaro lives!

Posted by: Shahn Andersen at July 31, 2008 12:55 PM

wasder, that's eerie! I just posted a Judy Garland reference on the Rainbow Cafe thread!!

Posted by: Biff Champion at July 31, 2008 1:00 PM

"Africa" by Toto has to be one of the most difficult songs to sing in a karaoke bar, or so I've heard...

Posted by: 1842 at July 31, 2008 1:02 PM

I wonder if the broker has ever climbed down to the top of the Empire State Building.

Posted by: Biff Champion at July 31, 2008 1:03 PM

Obviously someone looked at a map and decided that it was a walk "down" (i.e. south) to Prospect Park. I live nearby and we are more inclined to walk "over" to Fort Greene Park, as the streetscape is prettier on the way. But unless you are really decrepit either walk is very do-able and pleasant. It will be interesting to see what pressures developments like these and the ones "down" in Prospect Heights make on that section of Atlantic. Right now it is really a highway (and a useful one at that) - perhaps we will see an arborized Grand Boulevard in the future? In acny case when occupied this building will bring much needed positive energy to the Fulton Street corridor. Welcome.

A hospital adorned with Ikea furniture. No thanks. Architecturally, developers should really start paying respect to designing an interesting interior. Otherwise, they will never distinguish themselves from the next guy.

And, this Toto toilet.... i'm trusting all of your words that this Toto is totorific and will wow anyone who visits with its splendiferousness.
