Guttman Cornering the Market at Willoughby and Flatbush

In a comment thread on one of last week's posts, a reader makes a convincing argument that Joshua Guttman, through two separate LLCs, is close to controlling the entire block just south of the Toren:

I did a little more poking around re: the square block next to Toren. Looks like two seperate LLCs have gradually acquired all but the NYC Transit building lot next to the car wash and the Girls and Boys home lot @ corner of fleet and Willoughby - one LLC now owns the car wash and the adjacent parcel to the east, the other LLC owns everything else. So walking around the block starting at the NYC Transit building and heading southeast, LLC 1 owns the first 2 lots, then you have the Girls/Boys home, then LLC 2 owns everything else all the way around until you get back to the NYC Transit building. The car wash sold in 2007 so this still looks to be a work in progress. It would seem that one of the two LLCs would make a play for the Girls/Boys home lot as well. I'd give these buildings 5 years more, mas o menos.

What is it about the two LLC that makes the poster think they are both owned or controlled by Joshua Guttman? Just curious because I don't see the "convincing argument."

Dear Brownstoner: The building you identify as a girls/boys home is actually the Stanley S. Lamm Preschool, a public preschool. The preschool is at 147 Prince Street. My son attends this preschool. Joshua Guttman already owns the building that houses the preschool. There is a Head Start program behind the preschool located on Fleet Street, which is likely owned by the city.

still not sure why people are going to happily live along Flatbush Ave. Granted this is close to the Dekalb Ave stop & relatively close to Jay St stop. But it is going to be noisy all the time, fumes and exhaust from cars and you really aren't close to many restaurants and nightlife.

11:36 - the documents list a guttman dumbo property address as both LLCs' address, a regular guttman's real estate attorney (kosofsky) is all over the docs, and guttman is in them as well. that was convincing enough for me.

1:43 - guttman owns everything but the nyc transit building and the girls and boys home at the corner of willy and fleet - i got all of this from looking at the deeds.

as far as i can tell there are 10 distinct lots in the square block, and guttman appears to own 8 of them - 6 in one LLC, 2 in another.

This is interesting, because I live at University Towers next door, and twice in the past few weeks I've seen FDNY responding to that block when moving my car at night. So the jokes about fires may be accurate.
