Glassy Office Space Planned for Gowanus

399 3rd Avenue

A few months ago the DOB approved plans for an 11-story office building in Gowanus. Details about the Karl Fischer-designed development have been kicking around for at least a year, and the site on 6th Street and 3rd Avenue now sports a Kalmon Dolgin advertisement for the 70,000 square feet of space that the building will have available for lease. Foundation work on the property has yet to begin. If built, 399 3rd Avenue's office workers will certainly have no shortage of hotel or nightlife options in the neighborhood.

They will never build this thing unless most of the building is pre-leased.

There is pretty high demand for medical office space in the area, especially since the Williamsburg Savings Bank building went condo. It could work. There are a number of similar type buildings throughout Brooklyn that have been built in the past 5 years, many of which have been well received in the marketplace.

That said, quite a bit of office space in Downtown Brooklyn has been vacated as of late (i.e. Bear Sterns). That is why this developer will not build this thing on spec.

Odd. I haven't seen many office buildings that have terraces for every single office. Is the developer trying to pull a bait-and-switch fast one on the DOB, or is outdoor space the new must-have office amenity for offices in Gowanus?

Shahn while I am not a Karl Fischer fan I have to say this is quite good design and the terraces for an office building is quite refreshing. It can get pretty depressing to be locked up in a glass box for 8 or more hours per day:(
Now is it @ all possible to pull a bait and switch on the DOB? I doubt it since the fines would probably not worth the cost but i am not sure.
Anyway as Polemicist mentions above medical space will command a premium in the coming years with the aging population and lack of enough hospital beds in Brooklyn.

Wouldn't a significant build of office space be dependent on access from public transportation? 'Cause, there ain't none there.

The building is 4 blocks from the R, M, F and G trains.
