Condos of the Day: Cumberland Greene

The public got an advance look at the new-construction, townhouse-style condos at 237 Cumberland Street on the Fort Greene House Tour back in May. The place wasn't finished yet, but it was apparent that the developers (who own and live in the house next door) were putting a lot of care into the project. The overall vibe was quite modern, and the layouts were more open than you would find in a real townhouse. At the time, the most attention-grabbing feature was the rear garden (a picture of which is on the jump). To date, one out of four units has gone into contract, according to the Brooklyn Properties website. The three remaining units range in size from 1,579 to 1,695 square feet and $1,650,000 to $1,799,000. It would be interesting to know what the first unit sold for. Although $1,000 a foot seems on the high side to us, it is a differentiated product.

I saw this place on the house tour and have to say, even as nice as the yard looks here this pic does not do it justice. it's truly breathtaking. hard to view the inside since it was still under construction but it looked like it was going to be very nice: spacious and elegant.

That portion of the garden existed prior to the construction of this building. I'm surprised it is still in tact. I recall they created the water feature before the construction and was puzzled why they would do that and then sell. I guess they were able to preserve it... well done.

I wonder why they did not opt to put some sort of cornice on top?

Is the tyvek portion covered yet?

these are my dream condos to live in. i love the layouts, and the back. one question though is why the unit with the roof deck is the same price as the one below it (which seems to be the same size without the roof deck?

Actually, after looking at the finished rendering on the Brooklyn Properties, there appears to be a cornice - so maybe that's one the way too! Well done for a change.

Absurdity at it's finest. But asking prices are meaningless at this stage in the market. The photos better impress.

I was just checking out the floorplans. They are really well thought out. I especially like the thoughtful use of the cellar, with private rec room space for Unit 1 with a "sunken garden" in the rear for some outside light, as well as private storage for each unit and a common exercise area with a change room that appears to have a shower, whirl pool and what looks like and 'ever swim' pool in the top right corner (hard to tell because I can't read the print).

LOVE these layouts - not many photos, but from exterior pics and drawings, looks like they did a wonderful job. what joy to see something well done - so very very rare in this borough.

The prices are nuts. More than $1000/sf in Fort Greene? That seems, shall we say, a trifle optimistic.

What happened is the owner--who lives next door--kept the ground-floor apartment in the development, and hence retained the garden.

In other words, no units have been sold (nor will they at these outrageous price points).

Great work but I am sorry these prices are simply too optimistic IMHO. But then again all my Manhattan friends can't get enough of FG so maybe just MAYBE... ah la vie en rose:)

Very nice but certainly overpriced. $1000 per sq. ft is Prime PS and BH territory.

They seem overpriced to me as well and I wouldn't be surprised to see them drop a couple hundred thou.

So why is the top floor (with roof deck) the same price as the third floor (same exact apartment, no roof deck)?
