Only a Matter of Time Before Greenpoint is Burg-ified?

The Post has a piece this morning about the recent wave of luxury condo builds in Greenpoint. Units in new buildings overlooking McCarren Park are going for upwards of $850 a foot, and at Magic Johnson's Viridian, which launched sales this week, three-bedrooms are asking more than $800,000. In some of the neighborhood's smaller condos, however, prices start at $500 a foot, and rents are still substantially cheaper than they are in Williamsburg. "It's got a very village feeling," says Dewey Thompson, co-chair of the Greenpoint Waterfront Association for Parks and Planning. "I don't think anyone would have dreamed that people were going to sell luxury condos in [this] neighborhood." Although G-train dependent Greenpoint hasn't seen the same frenzied pace of development as Williamsburg, many locals believe it's probably only a matter of time before the rezoned waterfront sees a great deal of new construction. On the other hand, it's not like the G train is going to get better tomorrow: Yesterday the MTA said the line isn't going to be seeing service improvements any time soon.

"Only a Matter of Time Before Greenpoint is Burg-ified?"
Yeah, a long time.

A house for 600K and a one bedroom apartment for 1300?
Not bloody likely!

What the hell do we have a world's-largest oil spill for if it's not doing its job of keeping us de-Burg-ified? I notice the sewage plant and poisoned creek are similarly slacking lately.
Very disappointing.

Since most of the properties in Greenpoint are owned by hard working Polish people, they hold the key to any future developement. They tend NOT to sell to developers and like to keep their kingdom close to their pockets. I applaud them for maintaining a real New York City communtiy and not making it another modern developed place where only privileged hipsters and the like can move in and erase the history of the place.

Toxic Greenpoint. Good luck with all your fancy condos, people. Let's go swimming in Newtown Creek! What's that seeping up in the backyard, honey?
Posted by: guest at June 19, 2008 12:37 PM
Aren't most of the Poles selling at a huge profit and moving to Queens?
Posted by: guest at June 19, 2008 12:42 PM
sell greenpount to queens!
Posted by: guest at June 19, 2008 12:45 PM
Franklin Street is terrific. The haters are wrong. Great restaurants, stores, lovely vibe and not too busy. Also, excellent bike lane that feeds into the Pulaski bridge.
don't live there, but visit a lot.
Posted by: guest at June 19, 2008 1:27 PM
Oh yes, the Poles are definitely moving to queens. go to ridgewood to see for yourselves.
also, newtown creek is just one area. mccarren park and franklin street are not affected at all.
with the addition of all the new trees in the park, and the pool renovation on it's way, living around the park should continue to get more and more expensive.
just a couple of years ago, the borders of the park were semi deserted. now, finished buildings, new residents, soccer 24/7, joggers, tennis players, kids, dogs - it's full of life and really wonderful. the area around the park has the feeling of a small town.
sure, it's fun fun fun to piss on everything, but lay off. this is good for brooklyn.

Much safer then most Brooklyn neighborhoods. No drivebuys :)
Posted by: guest at June 19, 2008 4:03 PM
Drivebuys? What are ya buying?
Posted by: guest at June 19, 2008 4:13 PM
Of course no drive bys. Didnt you know the slightest spark in green point will cause the whole joint to ignite like the macy's 4th of july fireworks display.
Posted by: guest at June 19, 2008 4:15 PM
You can get rid of toxins... Projects are a little harder to remove.
GPT FTW!
Posted by: guest at June 19, 2008 4:16 PM
4:15: C'mon now. It's been like 60 years since Greenpoint last exploded.
The What: You can see my house in that movie!

Let's be honest Greenpoint is much safer then Clinton Hill, Bed-Stuy and the South Slope. And the oil spill is on the east end of Greenpoint along Newton Creek, nowhere near the already gentrified and expanding Franklin Street area. What do I care if is has one of the most polluted creeks in America , I'm not swimming or bathing in it. And I only drink Fuji water :)
Posted by: guest at June 19, 2008 4:29 PM
I was there last weekend. Allot of hot Polish chicks in tight outfits :)
Posted by: guest at June 19, 2008 4:30 PM
The end is near for Greenpoint...Hipsters will ruin this neighborhood. Soon the days of getting a stuffed cabbage/mashed potato dinner and a Zywiecz beer for 7 dollars will be gone.
Posted by: guest at June 19, 2008 4:34 PM
Could be much worse, Greenpoint could have gone the way of Canarsie.
- The Why
Posted by: guest at June 19, 2008 5:01 PM
I ADORE Greenpoint. I'm here because I have many friends in Williamsburg/Greenpoint but I get to breathe and mix with a very interesting, mellow crowd up here. Franklin street has such a lovely, old-town vibe and I hope it doesn't change too much. Having said that, I'd LOVE to buy a condo, or better yet, a townhouse here someday myself, and we'll see which buyers I start bringing up there to view the new developments (yes, I'm a realtor myself). I think the people who will buy will really appreciate the neighborhood. I don't think they'll be coming here because it's a cheaper alternative to Williamsburg. My 30-something friends planning/having families are the ones who especially love Greenpoint. And yes, the Polish residents are not going anywhere anytime soon, no matter what their house is worth now, so I think that will help keep the neighborhood grounded.

Yeah my house is next to the Viridian whose primary investor is Magic Johnson. I also had alot of negativity when they started this project. But thanks to their developer and general partner Joel Schwartz I have been pushed to the precipice. Frankly[no relation to Franklin!], when you trade these vacant crumbling verment infested factory buildings which we inherited as a result to all our manufacturing being exported; Ill take it!
