Rare New Office Space Comes to Market

What looks like another Greenwood Heights/Sunset Park condo on 36th and 5th is actually a new office building c/o the owners of the car wash on the same lot. The development, New York Sunset Plaza, has 26 units renting from $1,100 to $3,000 a month, according to owner Dori Blicher. The building should be ready for occupancy by fall. Blicher says he decided to build commercial space because most offices nearby are small and outdated. Think there's solid demand for new office space in this neck? Was this originally planned as residential? The balconies look a bit out of place on an office building.

Is 11:15 "underwater" and vindictive about the doom and gloom seaping through the posts and commentary lately?
As for the commercial space, I don't think there's much demand in this recessionary environment in the short term, especially in Sunset Park.

I think offices are a great idea as an alternative for developers. When we were trying to figure out what to do, buy a house to have at-home work space (which we ultimately did) or stay in our coop but rent an outside office, we did try to find an outside office near our apartment (in Park Slope) and it was too hard. Everything was medical offices or store fronts, that's it. Even now, after buying a house if we have more than one child we'd love to eventually move one of our offices outside the home. I'm sure we're not alone in this, as Brooklyn has so many freelancers in arts/media.
A big building located in or near brownstone Brooklyn offering a range of size offices from tiny (like for writers) to larger (for small staffs) for people working in the arts would be awesome. In other cities, the cities will designate some blocks as being for arts/media/design/architecture commercial tenants only. Having an office building like that in one's neighborhood could really improve amenitites. Restaurants sometimes struggle if they don't get a lunch crowd in addition to dinner and weekend diners. Offices mean they get a lunch crowd. So do stores and services nearby.

Ah, the space over the car wash near the Jackie Gleason bus depot. Office space is needed in the area. Unless you are light industrial there's really no loft or office space to speak of.
I also thought this was going to be residential or try to sneak one over on the DOB.
I wonder if they have a renter's discount for the car wash?

I live on 36th Street. It's a gorgeous brownstone/wood-frame neighborhood, consisting of young families and professionals- with an increasingly young, trendy, gay presence moving in daily because Greenwood Heights is so convenient to Park Slope and the bars, park, etc.
I had heard that these new lofts were going to be partially residential. Maybe not. Anyways, the building is extremely close to the D/N Express stop on 36th/4th, as well as the bus stop on the corner, which can have you up 5th and in Park Slope proper in 10 minutes or less.

The area has been known as 'Greenwood Heights' since the turn of the century. Only an ignoramus would call the neighborhood Sunset Park.

This is a beautiful building which made our block look real nice. My house down the block worth now about $70,000 more. people driving through 36th street just stop to look at the building. The owners are also very nice people. throughout the construction the young partner was always cleaning the street making sure our block will stay clean. He was standing out side on the street for hours every day to take care of things.
God bless them and I hope they will do okay

4th of July Last year, the owner of the building allowed people up to the PH to watch the Firework. I was told it was nice.
What about this year.......could be great.

I heard the 60's part is nice. If the ghetto part of Sunset Park was cleaned up, I'm sure people would be proud to say they live in SP. Until then, neighborhoods are going to clean themselves up, break away, and become their own identity.
