House of the Day: 307 Winthrop Street

This modest but architecturally attractive limestone at 307 Winthrop Street in Prospect Lefferts Gardens got our attention with its $550,000 asking price. While the facade looks nice, we're a little worried about what the interior must look like, given that it's currently chopped up into three units with a total of nine (!) bedrooms. The block is also not the neighborhood's finest. Then again, the listing says that the owners "will listen to all offers" so perhaps there's a deal to be had.

they're probably counting every room that's not a bathroom as a bedroom. for some reason some realtors think a high bedroom-count means something.

Not too far off. But there's no way I would pay that amount when the bottom floor is almost sub-zero. I'd bid 0.4M or less assuming lack of photos = catastrophe inside.

The picture on the NY Times posting is hilarious! There's a minivan blocking most of the picture, and all seven of the pictures are the same. Also, on the NYT, the door is (or was) white.

I'd like to offer 20 bucks. Do you think they'll listen?

If I had the downpayment i would buy this and then get abunch of my friends to live there and pay rent. Gut the bottom floor and have punk shows. Other than that this place is a peice of shit.

You're right, and my comments were a little mean-spirited. I think my frustration tends to come from brokers who think they can get away with posting obtuse information and partially-obstructed photos (or no photos) and still get people to show up and pay more than a house is really worth. I'm sure the people who live here are perfectly nice as will be the people who eventually settle in here; any derision on my part that went their way was unintentional and unnecessary...

using google streetview, the place to the left in the photo is a junky looking bodega, with the subway entrance right in front, and on a busy street. guess the steel door is to keep out the noise and drunk people.

but for lower price and decent interior, this could be a liveable home.

I wonder if the RE tax is really $727/month? $8224 p.a. is about twice what I'm paying in Lefferts manor for a larger more valuable house. Perhaps because it's three family?

HDM is actually a surprisingly sensitive man and (not so surprisingly) very bright and nice, another reason to use his name as a pseudonym.

I think you are the first person to catch the reference here - most people think it's a reference to the Canadian province.

You are also right that he couldn't care less about a Brooklyn real estate blog.... maybe one about Avenue B, but even then, that's dubious.

My only problem with this block is the people who live inside this house. I'm thrilled to learn that the landlord is selling. The whole block will be thrilled to get rid of this crew of renters.

this isnt prospect-lefferts gardens...i would call this neighborhood either east flatbush or wingate...either way west of nostrand is flatbush and the area aint all that hot. but i would seriously consider something like this if i had the money to fix it up. train station is steps from your house.

It IS Prospect Lefferts Gardens--Wingate/East Flatbush starts a block east, across New York Avenue.

I stand corrected. But that particular intersection (Nostrand and Winthrop) doesn't have a PLG feel to it in my opinion. I associated PLG with areas such as Flatbush and Winthrop, Bedford and Rutland, etc. I now see the boundaries are clarkson, ocean, empire, and ny ave. so its right near the border i guess.

I walk by this place every day. It is right next ot Winthrop subway station near Kings County Hospital. there is always a group of teens hanging outside of it. My guess is that it is a mess inside.
