Development Watch: 111 Kent Avenue

Since we last checked in with 111 Kent Avenue, the development has topped out at seven stories and launched its own website. The number of units has also increased from 57 in the DOB filings to 62 listed on the website. We can only guess this shift reflects the fact that smaller units in general have been selling better in the new developments in this part of town. The lowest price range on the pre-registration page is $400,000 to $600,000.

I'm not sure how the building's going to turn out but those views over the state park sure are sweet.

agree on the views - uninterrupted city views. lovely. - also heard from a friend who works with local developers that this place is supposed to be really nice. although who knows...

This is one of the few (maybe even the only) non-waterfront private sites that has used the inclusionary housing density bonus, which may account for the increase in units (I remember 9 units, but am not sure if that was on the affordable or market side). The bonus makes a lot of sense, since every extra unit is another unit with the great views.
