Development Watch: 307 Atlantic Avenue, Post Demo

The Academy Rubber Stamp Co. building on Atlantic between Smith and Hoyt has bitten the dust, and the DOB's approved plans for a new rental building in its place. The new building will be eight stories, have 25 apartments and ground-floor retail, and should be done in a year-and-a-half, says John Evans, its developer. Evans says the rentals will be "moderately high-end."

Moderately high end?? Isn't that an oxymoron? Love the word play though. I'm interested in knowing if building rentals is the new trend after years of only luxury condos going up, or if it's a nod to the realities of the market.

Just for fun, I compared this with the variance request for the swc of Atlantic and Third, discussed last week. Here are the numbers:
ACADEMY: 50x90 lot X 4.0 FAR in R7A = 18,000 square feet, with 40-65' street wall and 80' total height max, 65% coverage on through lot
HANKS: 40x55 lot X 3.0 FAR in R6A = 6,600 square feet, with 40-60' street wall and 70' total height max, 80% coverage on corner lot
Because of the difference in zoning, the Academy site permits a building three times as dense despite the lot being only twice as big.
