Co-op of the Day: 30 Ocean Parkway

When we wrote (fairly positively) about another two-bedroom co-op at 30 Ocean Parkway asking $565,000 last year, there was a rather wide range of reader reaction, from "Brownstoner is high" to "this seems about right to me." Today's two-bedroom listing is priced a little lower at $535,000 and sounds pretty similar (arched doorways, parquet floors, separate entry area) but falls short by failing to include any photos. It's a pretty big place and the building has a nice vibe, so we're betting this place goes pretty close to asking.

I can't understand why brokers getting a 5 or 6% commission can't be bothered to post some inside pics, especially when they advertise, "designer kitchen, large living-dining room, lovely detail, arched doorways, parquet floors, a beautiful Art Deco lobby" yadda yadda yadda.

And the floorplan on the site is ridiculous. Can they not post something that's a tad easier to view?

FYI, I think there's a photo mix-up -- that building isn't 30 Ocean Parkway (though the photo of the entrance is correct).

I have to agree I live nearby and this is definitely the worst view of the building.... I'm having a hard time figuring out where the picture was taken from... Looks like east 7th street side view. the building is actually very nice looking from the front with a good bit of grass, trees and landscaping....

I've been a couple of open houses here, and it is a beautiful Deco building in person.

Elliman is not even trying on this one. Shameful really.

A serious question:

With all the apartments for sale right now, why in GODS NAME would the co-op of the day be one with no pictures...?

Does anyone else find that really odd/lame/dumb?

Other than inside deals with the brokerage companies, I can't figure out why this particular place was selected.

There aren't a whole lot of prewar co-ops listed right now in this part of town and we try to maintain some geographic diversity. Plus, since we already had discussed a 2 BR in this building a few months ago we thought it would be interesting to hit this one.

1:56, I'm actually seeing less apartments for sale these days when I check out Streeteasy or Natefind. Whether it's sellers sitting on the sidelines or whatever, I think there's a lot less for sale now than in 2007, 2006, etc.

What you are seeing, Biff is not accurate.

Inventory is 45% higher today than it was 7 months ago.

2:35, that's interesting. Thanks. I primarily check out Brooklyn Heights and Park Slope. Perhaps the inventory trend in those areas is atypical of the overall current trend? Maybe it's the search criteria I use? Regardless, the recent drop I've been seeing is likely also due to the slowdown that is typical for this time of year, as noted by Urbandigs.

Loved the psychological profiling on Urbandigs -a great take on the whole thing. Most interesting line (IMHO)"Psychology plays a big role in real estate transactions, and in the end, the seller must realize the type of market that it is right now (preferably educated by their broker to stay ahead of the curve, rather than playing catch up) before exiting the denial stage." Psychological effects on the markert is one area we don't see a lot of posters talking about and Rosenblatt's take on cycles going on in the world today hits the nail on the head.

I have been looking in this area. Call me crazy but I would rather go with the 2br 2 bath condo at 235 OP for around $460,000. Maintenance for the condo is about $500 less per month as well.

Hmm...although I just realized 30 OP is in Windsor Terrace as opposed to Kensington, so maybe not so comparable. I think there is also another condo on Ft. Hamilton and E. 2nd for under $500K. Is that one more Windsor Terrace? Forgive me, I actually live in Queens for now...

235 OP is squarely in Kensington, and quite a bit further from the park. 30 OP and Ft. Hamilton at E. 2nd are both in Windsor Terrace, but on the Kensington border.

I would say that the real reason 30 OP and 235 OP aren't comparable is that the coop is old and charming. Haven't seen 235 OP, but I presume from your post that it is a new construction condo? Depends on what floats your boat.

Finally, much less traffic noise on Ft. Hamilton (since there are fewer cars), if that's important to you.

There's another 2br is this building that's been on the market at a lower price than this since last summer.

Another even lower priced 2br also just went on the market this month. And at least that listing has interior photos.

I used to live in 40 Ocean Parkway, right across the street from this building. I loved the quaint, "neighborhoody" feeling of the area, its proximity to the park, and I also hear that they finally opened a much-needed coffee shop nearby. The reason I would never buy here, however, is that the building is flanked by the Prospect Expressway. While not terribly noisy, a layer of black soot would build up every 2 weeks or so on all of my windowsills (and my windows didn't even FACE the expressway). It made me a bit uncomfortable to think of what I might have been breathing in on a daily basis.

One thing to consider is that this is in PS 154, a really good elementary school. It's a nice area, though a little desolate at night. Price seems in the ballpark.
